A mid specification typically keeps the layout but converts tub to shower, adds a semi-custom vanity with a quartz top, a larger tile format, a tiled niche, and framed or semi-frameless glass. A high specification is where the plan changes: drains move, walls move, the pan may be site-built with a linear drain, the glass is frameless and templated, the vanity is built for the space, and there may be a second valve or body sprays behind the wall.

Materials and specification

Budget tier: stock plywood-box vanity where available, cultured marble or a mid-grade solid-surface top, a prefabricated shower base matched to its drain, porcelain wall and floor tile in common sizes, a reputable pressure-balance valve, a standard exhaust fan sized to the room. Mid tier: semi-custom cabinetry with drawers on undermount slides, quartz top, larger-format porcelain requiring a flatter substrate, a tiled niche with a solid-surface sill, semi-frameless coated glass, upgraded trim from a manufacturer with a stable parts line. High tier: built-to-fit cabinetry, thicker frameless coated glass on blocking, a site-built or foam pan with a linear drain, thermostatic or digital valve, porcelain slab or large panel walls, and sometimes stone with the sealing regime that implies. What does not change with tier: the membrane, the flood test, the movement joints, the fan duct.

Building for Gulf Coast conditions

Two things should not be value-engineered in Houston regardless of tier. The waterproofing assembly is the first: in air that sits near saturation for months, a shower that leaks slowly does not dry out between events, and the damage compounds inside the wall. The second is ventilation, sized to the room and ducted through insulated rigid duct to the outside rather than into the attic. Beyond that, hard water shifts which mid-tier choices are worth the money. Coated glass earns its cost here in a way it might not elsewhere. A valve with a widely available cartridge matters because scale shortens cartridge life. Natural stone is a maintenance commitment given the mineral content. On a slab over expansive clay, crack isolation under the floor tile is inexpensive insurance rather than an upgrade, and it belongs in the base scope of any tier.

Mixing tiers incoherently, such as frameless glass on an out-of-plumb budget wall build, which shows every deviation. Assuming a tub-to-shower conversion is a lateral move; the drain location, the pan build and the glass usually make it more than a swap. Specifying large-format tile on a budget substrate allowance, so the flattening labour appears later as a change. Choosing a discontinued or obscure valve to save money now. And treating an allowance as a price, so the selections made later quietly rewrite the number you thought you had agreed.
