Deck Building

Where the ground is flat and firm, a poured patio is usually the cheaper and lower-maintenance way to get outdoor floor space. A deck earns its keep when there is a real height to solve — a house lifted above the flood elevation, a door on the second floor, a pool that sits proud of the yard, or a spot where you would rather not add another sheet of hard surface to a lot that already sends too much water to the street.

Once you have decided on a deck, almost all the risk sits in two places: how it attaches to the house, and what the posts land on. Ledger failures are why decks come off buildings, and they nearly always begin with water getting behind an unflashed board and quietly rotting the rim joist. Brick veneer makes it worse, because veneer carries no structural load at all — a lag bolt into brick is holding nothing.

The soil is the other half. Clay here swells and shrinks by season, and a deck concentrates its entire weight on a handful of points instead of spreading it out the way a slab does. Footings that stop short of stable soil let the structure ride the weather. And because one end is bolted to a house that is not moving with it, that seasonal movement shows up right at the ledger.

The ledger is the safety story

A ledger has to be through-bolted or fastened with structural screws into solid framing, and flashed so water sheds out over the siding below rather than down behind it. It can never be lagged into brick veneer. Where the wall is brick, the honest options are a proper standoff detail carried through to the rim joist, or a freestanding deck with its own line of posts along the house. Freestanding costs a little more and removes the failure mode outright.

Footings for soil that moves

Deck posts want drilled piers carried below the depth where seasonal moisture changes the clay — not precast blocks set on the dirt, which is what you find under most decks that have gone wavy. Large trees nearby pull moisture from that side and make the movement worse. Ask what the footing detail is and how deep it goes. It is the one part you cannot inspect or correct once the framing and boards are on.

Protect the framing, not just the decking

The framing is what fails here, and it fails on top of the joists, where every fastener hole holds water under the boards. Self-adhered joist tape over joists and beams costs very little and adds years of life. Modern treated lumber is also corrosive to plain steel, so hangers, screws and bolts need to be hot-dip galvanized at minimum, and stainless anywhere within reach of pool splash.

Airflow under the boards

Low decks built tight to the ground stay wet, grow mildew on the shaded side and turn into housing for animals. Leave clearance, grade the soil so water drains out from under rather than pooling, put gravel over a weed barrier, and choose skirting that breathes instead of sealing the cavity. Formosan termites are established across this region, so no wood component should ever be in contact with soil.

Practical considerations

The 30-inch line

Once the walking surface is more than thirty inches above the grade below, you are into guards — typically thirty-six inches tall with openings that will not pass a four-inch sphere — plus graspable handrails and consistent stair rise and run. That single dimension changes the look, the cost and the view from your chair. If your deck is close to it, decide deliberately whether to stay under it or to accept the rail and design it properly.

Decking that gets hot

Direct afternoon sun on a dark capped composite can make a deck unusable barefoot, and it is surface color and density driving that, not the brand on the box. Lighter colors and solid PVC boards run noticeably cooler than dark wood-flour composites. If the deck faces west with nothing shading it, either plan shade over the seating zone or pick the surface with those afternoons in mind.

Pools change the hardware and the barrier

Splash from a chlorinated or saltwater pool attacks fasteners and hangers, so stainless stops being an upgrade and becomes the baseline. More importantly, a deck next to a pool can create a climbable surface or a gap that breaks the required pool barrier. Any deck, rail, bench or step near the enclosure has to be checked against the barrier rules while it is still on paper.

Raised houses and floodplain rules

On a house elevated above the flood elevation, a deck is often the only practical route from the door to the yard, and leaving the framing open below is deliberate — enclosing space below the flood elevation is regulated. If the deck is part of a bigger remodel in a mapped floodplain, its cost also feeds the 50 percent substantial-improvement test. The floodplain administrator for your address gives the only binding answer.

Common questions

Should I build a deck or pour a patio?

If the ground is flat and the back door is close to grade, a poured patio is normally cheaper per square foot, lasts longer with less attention, and gives you a surface that furniture sits flat on. A deck wins on height: a raised house, a walkout above the garage, a pool that stands above the lawn, or a yard that falls away toward a drainage easement. A deck also adds no impervious cover, which matters on lots where runoff is already a problem. Decide by the grade, not by the look.

How long will a wood deck last here?

That is decided by the framing, not the boards you see. A deck with drilled footings, a flashed ledger, taped joists, hot-dip galvanized hardware and airflow underneath can run twenty-five years and only need decking refreshed along the way. The same decking over untaped joists on blocks, bolted to a wall with no flashing, is often soft in ten to fifteen. When you compare bids, compare the parts you will never see again after the boards go down.

Can a deck be attached to a brick house?

Not to the brick. Veneer is a cladding hung on the structure and it carries no load, so a ledger fastened into it is depending on mortar and brick ties. The correct approaches are to carry the connection through the veneer to the rim joist behind it using proper standoff hardware and flashing, or to skip the connection entirely and build the deck freestanding with its own posts and footings along the house wall. Freestanding is a small amount of extra material and removes the single most common cause of deck collapse.

Does a deck need a permit?

Frequently yes, and the trigger is usually the height above grade or the fact that it is attached to the dwelling. Guards, stair geometry, the ledger connection and the footings are the items an inspector looks at. Authority follows the address, so an unincorporated parcel goes through the county rather than a city office. If there is a pool on the property, expect the barrier rules to be reviewed as part of it, and check your HOA’s architectural requirements separately since the permit does not satisfy them.

Composite decking gets too hot. What actually helps?

Color first: a light gray or tan board can run meaningfully cooler than a dark espresso board on the same afternoon. Material second: solid PVC generally stays cooler than wood-flour composite, because there is no wood fiber absorbing heat. Then shade, which does more than either — a cover or a pergola over the seating end changes the surface temperature immediately. Finally, layout: put the lounging area on the side that loses the sun first, and use the exposed end for planters, grill space and traffic.
