Exterior Painting

Preparation is the product. That means washing the house and actually killing mildew rather than just knocking it off, scraping and sanding failing edges back to sound material, spot-priming every bare spot, cutting out failed sealant instead of layering fresh over it, and sealing exposed end cuts. A crew that pressure-washes on Monday afternoon and starts spraying Tuesday morning is painting over trapped moisture, and in this humidity that film will blister before it ever gets old.

The weather window is narrower here than the calendar suggests. Coatings have a substrate temperature range, and the surface temperature of a sun-struck west wall is far above the air temperature. Paint also has to go on a surface comfortably above the dew point, which rules out early mornings when everything is wet with dew, and afternoon storms cut days short from spring through fall. A crew that rotates around the house chasing shade is doing it right, not stalling.

And paint is not a repair. Rotted fascia, a leaking window head, an unflashed roof-to-wall junction, a sprinkler soaking one elevation every morning — coat over any of those and the paint peels there first while the rest of the house looks fine. Any moisture source has to be found and fixed before the schedule is set, because that carpentry and flashing work changes both the price and the calendar.

Mildew and chalk decide adhesion

Mildew is a living organism and will grow through a fresh coat if it is only rinsed rather than killed, which is why shaded north elevations and walls under tree cover fail first. Chalk is the powdery residue of a weathered coating; rub a dark cloth on the wall and look. Chalky surfaces need either thorough removal or a bonding primer designed for them. Skipping either step is the most common reason a repaint fails early.

Sealant is a scheduled consumable

Joints between trim and siding, around window and door casings, and at butt joints move seasonally and open up. Failed beads should be cut out, not buried under new sealant, and the replacement has to be a paintable, flexible product. Just as important is where sealant does not belong: never seal the bottom edge of siding courses, weep holes, or the drainage gap at the base of a wall. Those are drainage paths, not gaps.

Sheen and color are exposure decisions

Flat finishes hide texture and lap marks and forgive an uneven substrate. Satin and low-lustre clean better and shed dirt, which matters on trim and on anything within reach of sprinklers. South and west elevations take the most UV and fade first, so deep, saturated colors will show the difference between elevations sooner than a lighter palette will. Dark colors also drive surface temperatures up on doors, shutters and metal.

Coats, film build and named products

Two coats over a color change isn’t a sales upsell, it’s how you get the film thickness the manufacturer’s data sheet assumes. On rough surfaces, spraying alone leaves an uneven film; back-rolling or back-brushing works it into the texture. A scope that says “two coats of quality exterior paint” is unenforceable. A scope that names the primer, the topcoat and the number of coats per surface is something you can hold someone to.

Practical considerations

Pre-1978 homes and the federal lead rule

Texas does not license general remodelers, but there is a real federal credential that applies here: the EPA’s Renovation, Repair and Painting rule requires a certified firm using lead-safe work practices when disturbing paint in housing built before 1978. That means containment, no open power sanding or high-heat stripping, and a verified cleanup. Ask to see the firm certification, not just a card. Testing the existing coating first is cheap compared with mid-job discovery.

Deed restrictions and color approval

With no conventional zoning in this region, deed restrictions and HOA architectural review under Texas Property Code Ch. 209 are what actually control exterior color in many neighbourhoods. Some communities publish an approved palette; others review any change case by case, including trim and front-door colors. Approval can take weeks depending on when the committee meets. Get written sign-off before the first gallon is tinted, since custom-tinted paint is not returnable.

Painting brick is a one-way decision

Brick is designed to absorb and release moisture, and a standard film-forming coating interferes with that in a humid climate, which can push water and salts to move inside the wall instead. Removing paint from brick later is expensive and often damages the face. If the look is the goal, breathable mineral coatings and limewash behave differently from ordinary exterior latex. Test a discreet panel and live with it through a wet season before committing the whole elevation.

Define the scope surface by surface

“Paint the house” means different things to different bidders. Write down which of these are in: field siding, corner and band trim, fascia, soffits and eaves, frieze, window casings and sills, shutters, entry and garage doors, columns and porch ceilings, railings and ironwork, gutters and downspouts, and any masonry skirt. Eaves and soffits are the usual place a low bid quietly drops, and they’re shaded, damp and where failure starts.

Common questions

How long should an exterior repaint last here?

It varies by elevation more than by house. South and west walls take the most UV and heat and will always look tired before the north side does, and horizontal surfaces like sills and railing tops fail before vertical ones. The first thing to go is usually sealant at joints, not the field coating, which is why a yearly walk-around with a tube of sealant extends a paint job significantly. Substrate condition and prep quality move the number far more than the price of the paint does.

Does the house need pressure washing first?

It needs cleaning; pressure is a tool, not the goal. Excessive pressure drives water behind siding, forces it past window seals, splinters soft wood and can strip the face of aged fiber cement. Low pressure with the right nozzle, plus a cleaning solution that kills mildew and is allowed to dwell, does more than raw force. Then the surface has to dry — typically a day or two in this humidity, longer for masonry and stucco. Painting a damp substrate is the fastest route to blistering.

Is one coat ever enough?

Sometimes, and it depends on three things: whether you’re changing color, how porous the surface is, and what the product’s data sheet requires for the film thickness its warranty assumes. Repainting a sound surface in a very similar color with a high-build product can be legitimate. Going from dark to light, or coating fresh stucco or bare wood, will not cover honestly in one pass. A practical trick is to have the first coat tinted differently so you can see coverage before the second.

Can you paint in the middle of summer here?

Yes, with a plan. The crew should be rotating around the house to stay off surfaces in direct sun, checking substrate temperature rather than air temperature against the product’s limits, and stopping before evening dew can settle on a film that hasn’t cured. Mornings often start late because everything is wet with dew, and afternoon storms cut days short. What matters isn’t the month on the calendar, it’s whether the crew is working within the coating’s stated conditions.

What if there’s wood rot? Does that get fixed before painting?

It has to be, or the new coating will fail there within a season. Small, contained areas of rot in trim can be consolidated and rebuilt with an epoxy filler that takes paint well. Anything structural, or anything where the rot goes through the piece, wants replacement in a material that tolerates splash better than raw pine does. The important part is finding the water source that caused it — a missing kickout, a failed sill, a sprinkler head — because the repair fails again otherwise.
