Laminate Flooring Installation

The stack is a high-density fiberboard core, a printed decorative sheet and a clear melamine wear layer loaded with aluminum oxide. That top layer is genuinely hard — it shrugs off the scratches that mark real wood and dull a thin vinyl print. Boards click together and float over the subfloor, which makes laminate one of the faster whole-house installs and one of the easier ones to price accurately.

What separates it from vinyl is the core. Fiberboard is wood, and wood that gets soaked swells at the edges and never fully returns. Manufacturers now sell water-resistant laminate with sealed edges and tighter locking systems, tested against a spill sitting on the surface for a stated number of hours. Read the number, then read the exclusions: those warranties generally cover topical spills, not a supply line that ran all weekend, not standing water, and not vapor pushing up through a slab.

Given that, laminate earns its place in dry, hard-used rooms. Bedrooms, hallways, living rooms, stairs and home offices — anywhere the enemy is grit and chair casters rather than water. It costs less per square foot than most rigid-core vinyl at the same visual quality, the embossing on better lines registers with the printed grain so it feels like what it depicts, and it handles dog claws better than a thin-wear-layer plank.

The AC rating measures the surface

Abrasion Class runs AC1 through AC5 and describes how the wear layer stands up to traffic, not how the core handles water. AC3 is the common builder-grade choice, AC4 is the sensible pick for a household with pets, kids and a busy entry, and AC5 is commercial-rated. Two boards can share an AC rating and behave completely differently around moisture, so check both specs separately.

Underlayment does three jobs at once

Over a slab it is the vapor retarder, typically 6-mil film taped at the seams and turned up behind the base. It is also the sound layer, and it smooths very minor substrate texture. Many boards come with a pad already attached, and stacking a second pad under those is a mistake — too much cushion flexes the click joints until they fail. Match the underlayment to the board, not to a guess.

Expansion gaps and run length

A floating laminate floor moves as one piece and needs a perimeter gap the manufacturer specifies, usually a quarter to a half inch, at every wall, column and fixed cabinet. Most brands also cap how far the floor can run uninterrupted, commonly in the 30 to 40 foot range, before a transition is required. Door casings get undercut so the board slides under, which looks better than scribing and preserves the gap.

It can’t be refinished, so plan the repair

There is no sanding a photograph. A damaged board is replaced, either by unclicking back from the nearest wall or by cutting the plank out and gluing a replacement into the opening. Both work; both need matching material. Order enough for the job plus a box or two of attic stock from the same run, because print patterns and lot shading change and discontinued lines disappear fast.

Practical considerations

The appliance rooms are where it fails

Dishwashers, refrigerator ice lines and washing machines cause most laminate damage in this region, and the swelling usually shows at the plank edges long before anyone spots the leak. A drain pan under the washer, braided steel supply lines, and a licensed plumber replacing tired shutoff valves cost less than a floor. Many warranties exclude full bathrooms outright, so read that clause before choosing laminate for one.

Sound carries in a floating floor

Laminate over a slab is a hard board on a hard surface, and thin or worn-out pad is what produces the hollow click that people complain about. A denser acoustic underlayment, tighter substrate flatness and area rugs in open rooms all reduce it. If the space sits above another dwelling, check the townhome or condo documents first — many set a minimum impact-sound rating for hard-surface flooring over an occupied unit.

Slab vapor reaches the core from below

A leak is the obvious threat; slab vapor is the quiet one. Concrete poured without a retarder underneath gives off moisture continuously, and on a floating laminate floor that vapor reaches the fiberboard core with no spill and no warning. The film retarder goes down first, seams taped, edges turned up behind the baseboard. Keeping the house conditioned during and after installation matters for the same reason.

Stairs and transitions are separate work

Laminate can go on stairs, but never as a floating floor — treads get glued and mechanically fastened with a matching stair nosing, and that is slower, fussier work than the flat rooms. Transitions to tile or carpet need the right profile and have to preserve the expansion gap underneath. Price stairs and transitions as their own line items; a per-square-foot number for open floor does not cover them.

Common questions

Laminate or luxury vinyl plank?

Split it by what the room is exposed to. Laminate has the harder surface, so it resists scratches from claws, grit and chair casters better, and it usually costs less at the same visual quality. Vinyl has the waterproof core, so it belongs anywhere a leak or a mopping is realistic. A common answer here is laminate through bedrooms, hallways and living areas with vinyl or tile in kitchens, laundry and baths. If you want one continuous floor through the entire house on the ground level, vinyl is the safer bet.

Will water-resistant laminate survive a dishwasher leak?

Usually not, and the warranty language tells you so. Water-resistant ratings are measured with liquid sitting on the finished surface for a set number of hours, then wiped up. A dishwasher or ice-maker leak does the opposite: it runs underneath the boards, sits on the underlayment and soaks into the exposed fiberboard core from below where sealed edges do nothing. If it is caught within hours the floor sometimes dries out. If it ran overnight, expect to replace the affected area and check the baseboards and wall base too.

Can laminate go in a bathroom or laundry room?

You can install it there, and many manufacturers will not warrant it there, which tells you what they expect to happen. Full baths add standing water, mopping and constant humidity around a tub. Laundry rooms add an appliance that fails wet. If you want a hard-surface floor in those rooms and you want to stop thinking about it, tile or a glued rigid-core vinyl is the better use of the same money. Reserve laminate for the dry rooms where its harder surface is actually the advantage.

Why does my laminate sound hollow, and can it be fixed?

That click comes from a thin board floating over a hard substrate with air pockets between them. The usual causes are an underlayment that is too thin or the wrong type, a substrate that was never flattened so the board bridges dips, or an attached pad that got doubled with a second one and has compressed. Localized hollow spots can sometimes be resolved by lifting that area, correcting the substrate and relaying it. Room-wide, it means pulling the floor and redoing the underlayment layer.

Can one damaged plank be replaced without redoing the room?

Yes, two ways. If the damage is near a wall, the base comes off and boards are unclicked back to it and reassembled with the new plank in place, which leaves the locking system intact. If it sits in the middle of a room, the damaged board is cut out and a replacement is trimmed and glued into the opening, which is invisible when done well but leaves a glued board that can’t be unclicked later. Either way you need matching material, which is why attic stock from the original run is worth keeping.
