Window Replacement

Every window job is one of two jobs. An insert, or pocket, replacement leaves the existing frame in the wall and fits a new unit inside it — faster, less disruptive, and it costs you a couple of inches of glass on each dimension. A full-frame replacement takes everything back to the rough opening so the sill, the flashing and any rot can be dealt with. The choice isn’t about budget preference. It’s about whether what’s in the wall is still sound.

It’s worth being clear about what new windows do and don’t fix. Solar-control glass changes how a west-facing room feels in late afternoon, tighter units cut drafts and dust, and new hardware makes windows that haven’t opened in years work again. What they won’t do is compensate for an unsealed attic, an uninsulated wall, or an expanse of unshaded west glass. If comfort is the goal, rank the whole house before spending the budget on the most visible item.

There’s a regional wrinkle too. Expansive Beaumont and Lissie clays swell and shrink with the seasons, and openings are where that movement shows first: cracks running diagonally from window corners, sashes that won’t lock, a unit that binds every August. Dropping new windows into an opening that has racked will produce the same symptoms in new frames. Diagnose the movement question before ordering, because a window supplier cannot answer it for you.

Read the NFRC label, not the brochure

Every unit carries a label with the numbers that actually describe performance. In this climate, solar heat gain coefficient is the one to drive down, especially on west and south glass where afternoon sun does the damage. U-factor matters less than it does in cold regions. Air leakage drives drafts and dust infiltration. A salesperson quoting only an R-value or a marketing name is quoting something the label doesn’t contain.

Insert versus full-frame

Insert replacement makes sense when the existing frame is sound, square, dry and you can live with slightly smaller glass. Full-frame is the right answer when there’s rot at the sill, when the original flashing has failed, when you want the glass area back, or when the opening needs squaring. Masonry veneer complicates full-frame work because the brick mould and lintel detail have to be rebuilt, which is real labour and belongs in the bid.

Egress and safety glazing are code, not options

Bedrooms need at least one opening that meets minimum clear width, clear height, net clear area and sill height for escape and rescue. Shrinking a bedroom window with an insert can push a previously compliant opening out of compliance. Separately, glass within a defined distance of doors, tubs, showers, stairs and low sills has to be tempered. Confirm both against the code edition adopted for your address before the order goes to the factory.

Installation outperforms brand

A mid-tier window installed correctly beats a premium window installed badly, every time. The details that matter: a sloped sill pan with end dams, flashing lapped so water runs out rather than in, shims set at the lock and hinge points so the frame stays square under load, low-expansion foam that doesn’t bow the jambs, and an operation check on every unit before the crew leaves. Ask how the labour warranty is worded.

Pressure ratings and coastal requirements

Windows carry a design pressure or performance grade describing the structural load they’re rated for, which is driven by exposure, height and the code adopted for the address. In designated coastal catastrophe-area counties, WPI-8 windstorm certification adds its own requirements, including impact-rated glazing or approved protection on openings. That applies only in those counties, so verify per address rather than assuming. The certification also has to be inspected while installation is visible.

Condensation cuts both ways in this humidity

Water forming on the interior of glass usually means indoor humidity is high and the frame is cold — classic with old thermally unbroken aluminum, which sweats readily. Water forming on the outside of new high-performance glass on a still morning is different: it means the exterior pane is staying cool because the coating is doing its job. The first is a problem to solve. The second is a sign the glass is working, and it burns off.

Frame material under Gulf Coast heat

Vinyl is inexpensive and insulates well, but it expands significantly, and dark-colored vinyl on a sun-facing elevation can distort if the profile isn’t engineered for it. Fiberglass moves at nearly the same rate as the glass it holds, which keeps seals happier over time. Aluminum is strong and slim but needs a genuine thermal break to avoid conducting heat and condensing. Match the material to the elevation, not to the whole house by default.

Changing an opening is a different project

Enlarging an opening, lowering a sill for egress or adding a window where none exists means structural work: header sizing, load paths, and in a veneer wall, a new lintel and rebuilt masonry. That crosses from replacement into remodeling, almost always triggers permitting and inspection, and changes both the cost and the timeline substantially. Decide it before the measure appointment, because measurements for a stock replacement won’t reflect it.

Common questions

Will new windows pay for themselves on my electric bill?

Usually not as a pure payback calculation, and anyone promising a number without seeing your house is guessing. The size of the gain depends on what you have now and how much glass faces west. Replacing single-pane clear glass in unbroken aluminum frames is a large change. Replacing fifteen-year-old double-pane low-E is a small one. The reliable returns are comfort near the glass, less dust and noise, windows that open and lock, and UV control that slows fading of floors and furniture.

There’s fog between the panes. Do I need a whole new window?

Not necessarily. Fog means the insulated glass unit’s seal has failed and the space between panes is no longer sealed. On many frames the glass unit or the whole sash can be replaced while the frame stays in the wall, which is far cheaper and far less invasive. Check the original glass warranty first, since seal coverage often runs longer than other components. Be skeptical of defogging services: drilling and drying may clear the view, but it doesn’t restore the sealed unit.

How long does a whole-house window replacement take?

Insert replacements typically run to several openings per day once the units are on site, so a whole house is often a matter of days rather than weeks. The long part is manufacturing lead time after the final measure. Practical prep on your end: clear a working path inside and out, take down blinds and treatments, and expect dust despite containment. Exterior sealant needs a dry window to cure, so summer storms and heavy morning dew can push finishing work by a day.

Can I make an opening larger or add a window?

Yes, but it becomes structural work rather than replacement. The header above the opening has to be sized for the span and the load it carries, and in a brick or stone veneer wall a lintel has to be set and the masonry rebuilt around it, which is skilled and visible work. Permitting almost certainly applies, and permit authority follows the address, not the mailing city. If the goal is bedroom egress, the required clear dimensions drive the size before aesthetics do.

Should windows go in before or after siding or exterior painting?

Before, in nearly every case. Windows have to be integrated into the wall’s weather barrier and flashing, which means the wall is opened and re-lapped around them. Doing that after new siding or fresh paint means cutting into finished work and patching it back. The correct sequence is windows, then cladding, then paint, so each layer laps over the one below it.
