And some are being kept alive well past the point where keeping them costs more than replacing them. The deciding factors are rarely aesthetic. They are the condition of the cabinet boxes, whether the layout actually works, and whether the plumbing and electrical behind the walls are due anyway. Get those three answers first, because together they determine which of the three paths is even available to you.

What the work involves

The assessment comes before the decision. Open the sink base and look at the bottom and back for swelling or staining. Pull a drawer out completely and check whether the box is dovetailed or stapled and whether the slides are worth keeping. Check whether the boxes are plywood or particleboard, and whether face frames are solid and square. Look at the layout honestly: appliance clearances, whether two people can work without collision, whether a door swing fights the dishwasher. Then check what is behind. How many circuits serve the counters, whether there are dedicated dishwasher and disposal runs, whether supply lines are galvanised, and on pre-1980 slab houses what the drain condition is. If boxes are sound and the layout works, refinishing or refacing plus new tops and hardware is a genuine option. If boxes are sound but the layout fails, new cabinetry in a new arrangement is the honest answer. If the mechanical work is due anyway, a full rebuild costs less than doing it twice.

What goes wrong, and how it is avoided

Refacing over compromised boxes wastes the most money, because the new doors outlive the cabinet carrying them. Check the sink base bottom before spending anything. Painting particleboard with swollen edges is the same error in a cheaper form. Third is refacing when the real complaint was the layout, which reliably produces a second remodel within a couple of years. Fourth is keeping an existing countertop through a cabinet change, which almost never survives removal intact and rarely fits the new run anyway. Fifth is doing cosmetic work in an older slab house while knowingly deferring drain, supply or panel work, since all of that lives behind the surfaces you just finished. Sixth is assuming that keeping the sink where it is counts as a cosmetic decision. On a slab, moving it is a real plumbing event, and it is far cheaper to decide before demolition than after cabinets are ordered.

What drives the cost

Which path the assessment supports, first of all. On a refresh, the count of doors and drawer fronts rather than linear feet, the door material, and whether drawer boxes and slides are replaced along with the fronts. Preparation severity if existing cabinets are being painted, since open-grain oak and factory finishes both add labour. On a partial or full rebuild, how many boxes are replaced, whether the sink base is one of them, and whether the layout change moves plumbing or gas on a slab. Countertop material and slab count. Panel capacity and circuit shortfall. Whether new flooring runs beyond the kitchen.

Materials and specification

Refacing means new doors and drawer fronts with a matching veneer or laminate over the existing face frames and end panels. Wood veneer and rigid thermofoil are the common options, and thermofoil has a weakness worth naming here: sustained heat, particularly beside a range or a wall oven, can cause it to delaminate over time. Painting existing cabinets is a preparation job more than a painting job. Nineteen-eighties oak has open grain that telegraphs through paint unless it is filled, and factory finishes need proper degreasing and a bonding primer or the finish peels at touch points within a year. Particleboard boxes with damaged edges do not hold paint durably at all. On a partial rebuild, replacing only the sink base and the dishwasher return with plywood boxes is often the highest-value single move in the room. New drawer boxes with full-extension soft-close slides change daily use more than any surface finish, and they can be fitted to sound existing cabinetry.

Building for Gulf Coast conditions

Cabinet boxes here fail from the bottom up. Year-round humidity plus a slow supply or disposal leak swells a particleboard sink base long before anything else looks tired, so that one cabinet often decides whether refacing is viable at all. Slab movement matters too, since a run set level fifteen years ago may not be level now, and refacing does not correct alignment that has drifted. In 1960s to 1980s inner-Houston houses the deeper question is usually mechanical rather than cosmetic: cast iron waste, galvanised supply, aluminium branch wiring, and a panel with barely enough capacity for a modern kitchen. If those are on the horizon, refacing puts a new face on work that will be opened again soon. In post-2000 western suburb kitchens the boxes are usually sound and the layout is usually the complaint, which points toward selective replacement rather than refinishing.

From there the path diverges. A refresh runs short: measure, order, remove doors, prepare and install, new tops, hardware, trim. A rebuild follows the full sequence with demolition, rough trades, inspection, close-up, cabinets, countertop template off installed boxes, then finish trades and punch. The decision is worth taking time over. The build is not where the money is decided.

How do I know if my cabinet boxes are worth keeping?

Open the sink base and look at the bottom and back panel for swelling, staining or soft spots. Check whether boxes are plywood or particleboard, whether face frames are solid, and whether the run is still level. Sound plywood boxes in a layout that works are worth keeping. A swollen sink base usually ends the conversation.

Is refacing much cheaper than replacing?

It is generally a meaningfully lower figure, since it removes demolition, new boxes and most of the trade work. But it only makes sense when the boxes and the layout are both fine. If either fails, the saving is temporary. Ask for the assessment before the quote, because the honest answer sometimes rules refacing out.

Can I just replace the countertops and backsplash?

Often yes, and it is a reasonable interim step if the cabinets are sound and level. Two things to check first: whether the existing boxes can carry a heavier stone, and whether removal will damage the cabinet tops. Also confirm the sink you want fits the existing base opening before ordering anything.

Should mechanical work change the decision?

Yes, more than anything cosmetic. If a pre-1980 house is likely to need drain, supply or panel work, a cosmetic refresh now means opening the same walls and floors again shortly.
