We start with diagnosis rather than demolition. Pull the toe-kick grille and look at the condenser coil. In this metro, a coil blanketed in dust and lint is the most common reason a unit no longer reaches temperature, and cleaning it is the cheapest possible outcome. Check that the grille was not covered by a decorative panel at some point.
Then the door: gasket compression, hinge sag, whether the door still pulls square. Check the unit is level, because a compressor unit that has gone out of level on a shifted cabinet run will not seal and may not drain condensate to its evaporation pan. Confirm the receptacle, whether the circuit is dedicated, and whether anything else shares it.
If the fault is a gasket, hinge, fan motor, thermistor, or control board, that is a repair. A failed sealed system on a consumer unit generally is not worth it.
If it is replacement, we measure the existing opening carefully, confirm the new unit’s own required opening and clearances from its cut sheet, then plan the cabinet modification, filler or new stile work, panel matching, and any electrical change before ordering anything.
What gets specified, and why
When replacement is the answer, the specification decisions are narrow and consequential. Front-venting, built-in-rated units only. A freestanding unit exhausts from the back or sides and will overheat inside a cabinet run, no matter how good the appliance is. This is the single most important line in the spec.
Openings come from the manufacturer’s cut sheet, not a standard undercounter assumption. Widths cluster around fifteen, eighteen, and twenty-four inches, but required height, depth, and side clearances vary by model, and the hinge side and door swing have to be checked against adjacent walls, handles, and range doors.
Cabinet work uses plywood carcass material, not particleboard, in this humidity. If a face-frame stile is removed to widen an opening, the countertop above loses support, so a plywood deck or steel flat bar goes in before anything is cut. Stone will not forgive an unsupported span.
Panel-ready is where replacements go wrong. Matching a door panel to a cabinet line installed a decade ago is often impossible, and manufacturers specify panel thickness, weight, and handle position. Stainless is frequently the honest answer.
Why the Gulf Coast changes this job
Two local conditions drive most of the failures we find. The first is heat load. A unit rated for a normal indoor ambient is being asked to work in a kitchen that sits warm for much of the year, often with west-facing glass, and sometimes beside a dishwasher venting steam. That is a duty cycle problem, not a defect, and it shortens compressor life.
The second is dust and humidity together. Condenser coils foul faster in a humid house because dust binds rather than blowing clear, and once the coil is insulated the unit cannot reject heat into an already-warm kitchen.
Water on the floor is usually the third symptom of the same thing. Most wine units have no drain; condensate collects and evaporates off the compressor. In sustained Houston humidity, a unit fighting a warm ambient generates more condensate than the pan clears, and it overflows. Owners read that as a leak and a dead appliance. Very often it is a fouled coil and an ambient problem, both fixable.
Where these jobs go wrong
Replacing the appliance before cleaning the condenser. A large share of failures we are called to are a fouled coil and a warm cabinet, and the owner has already ordered a new unit.
Sliding a freestanding unit into the hole left by a built-in because the dimensions look close. It will run hot, run constantly, and fail early, and the failure will be blamed on the brand.
Ordering from the old opening dimensions rather than the new unit’s required opening. Different manufacturers require different clearances, and a quarter inch is enough to leave a permanent filler strip.
Fitting a decorative toe-kick over the vent grille to tidy the look. That suffocates the unit.
Putting the receptacle directly behind the appliance, so the plug pushes the unit proud of the cabinet face and cannot be reached without pulling everything out.
Cutting a face-frame stile without supporting the countertop first.
Ignoring level. A unit sitting out of level on a cabinet run that has moved with the slab will not seal, will sweat at the door, and will drip.
Reusing an ungrounded or shared circuit because it is already there.
What moves the price
Repair versus replace is the first and largest fork. Coil cleaning, a gasket, a hinge adjustment, or a fan motor sits at one end. Replacement plus cabinet modification sits at the other, and the cabinet work often exceeds the appliance.
Within replacement, the cost moves with how much the opening has to change. A new unit that fits the existing opening with minor filler is straightforward. One that requires widening, deepening, cutting a stile, and supporting stone above is a joinery job.
Panel-ready pushes cost up twice: once for the panel, and again if the surrounding doors have to be re-fronted to match.
Electrical is the quiet variable. Adding a dedicated circuit from the panel through a finished kitchen, particularly in older housing stock with limited panel capacity, is real work and is permitted work in the City of Houston. Older homes with aluminium branch wiring need approved terminations, which is another line item people do not anticipate.
How a project runs
We diagnose first and give you the repair-or-replace answer in writing, with the reason. If it is a repair, it is usually a short visit. If it is replacement, we measure the opening, obtain the specification sheet for the candidate unit, and confirm that the opening, clearances, hinge side, swing, and electrical all work before anything is ordered.
Installation day: isolate the circuit, remove the old unit, modify or rebuild the cabinet with countertop support in place, verify the receptacle location and dedicated circuit, set and level the unit, confirm the vent grille path is clear, fit any panel or filler, then run it and check it pulls down to setpoint and holds.

Common questions
Why does mine run constantly but never get cold?
Most often a fouled condenser coil behind the toe-kick grille, sometimes combined with a blocked vent path or a warm cabinet location. Dust binds to the coil quickly in a humid house and the unit cannot reject heat. Cleaning the coil is the first thing to try. If it still cannot hold setpoint afterwards, the fault is likely in the sealed system or a fan.
There is water on the floor. Is it leaking?
Usually not in the plumbing sense, because most wine units have no water supply and no drain line. They collect condensate and evaporate it off the compressor. When the unit is overworked in a warm, humid kitchen, or is out of level, the pan overflows. Fixing the ambient and airflow problem often stops the water entirely.
Can I put a different brand in the same opening?
Sometimes, but do not assume it. Required opening dimensions, side and top clearances, hinge side, handle projection, and grille height all vary by manufacturer. We work from the new unit’s own specification sheet and compare it to the measured opening before ordering. Where there is a mismatch, the fix is cabinet modification, not shims and a filler strip.
Is a sealed system repair ever worth doing?
On a high-end built-in with a strong service history, occasionally. On most consumer undercounter units, the cost of recovering, repairing, and recharging a sealed system approaches the cost of a new appliance, with no guarantee about the rest of the unit’s age. Gaskets, hinges, fans, thermistors, and control boards are the repairs that usually make financial sense.
