Almost every house in this metro sits on a concrete slab, which means the closet flange under your toilet is anchored in concrete rather than screwed to a wooden subfloor. That single fact changes what goes wrong. You are far less likely to find rotted framing under a leaking toilet and far more likely to find a corroded cast iron flange, a flange sitting below a floor that has been tiled over twice, or a lead bend from the original construction. Those conditions are concentrated in inner-Houston housing from the 1950s through the 1970s, while newer Katy and Cypress homes bring their own smaller set of issues.

Houston homes and this work

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What we actually do

In an older home the inspection is the job. Once the toilet is off, we look at the flange material and condition. Cast iron flanges corrode where they meet damp concrete, and the bolt ears break away, which is why the toilet rocked. Some homes of that era have lead closet bends, which are serviceable but require care and specific repair methods rather than aggressive cutting.

Depending on what we find, the repair is a stainless repair ring over sound cast iron, a full flange replacement, or in the worst cases a section of drain repair, which in a slab means concrete work.

Flange height gets checked against the finished floor. Bathrooms that have been retiled, sometimes over existing tile, often have flanges sitting well below where they should be, corrected with an extender rather than stacked wax.

In newer homes the flange is usually PVC and sound. The typical findings there are a stop that will not reseal, a flange loosened from the slab, or a fixture that was never shimmed and has been rocking since the builder set it.

Both end the same way: sound flange, fresh seal, level fixture, tested.

Why this is different on the Gulf Coast

Slab-on-grade over expansive clay adds a second layer to this. Houston soils swell and shrink, and slabs move over decades. That movement shows up in bathrooms as cracked tile, doors that bind, and occasionally a flange that has shifted relative to the drain below. It is also why so many bathrooms in this metro have been retiled, which brings us back to flange height.

Cast iron waste lines under those slabs are the bigger long-term issue in 1950s through 1970s housing. Where a toilet has been leaking at the base for a long time, or where drainage is slow throughout the house, the pipe below deserves a camera inspection rather than a guess. Finding it during a toilet replacement is far better than finding it during a full remodel.

Humidity contributes the most common false alarm. Tank condensation in a Houston summer produces a puddle at the base that looks exactly like a failed seal. Before anyone tears into a floor, the simple test is drying everything thoroughly and watching when and where water returns.

What to expect

We measure the rough-in and look at the existing fixture before recommending anything. Once the old unit is off, the flange inspection determines the rest, and we show you what we find with a photo rather than describing it.

Any repair is priced and explained before it is performed. Nobody wants to hear about a flange replacement after the fact.

Then: corrective work, fresh seal, set and level the fixture with shims where the floor demands it, replace the stop and supply if warranted, connect, and test through multiple cycles while checking the base, tank bolts, and connection.

What moves the price

Age drives everything here. A newer home with a sound PVC flange is a straightforward replacement. An older home may need a repair ring, a full flange replacement, height correction, and a new supply stop, and each is a real line item.

Cast iron adds labor over PVC on any repair, because cutting and fitting it is slower.

If the drain itself below the flange is compromised, the job moves into slab work, which is a different scale involving concrete cutting, plumbing, backfill, and floor repair. It is uncommon on a simple replacement but it does happen, and it is why we inspect rather than promise.

Floor repair matters where the old fixture footprint was larger and the new one exposes unfinished tile or an old cut.

My house is from 1965. What will you likely find under the toilet?

Most often a cast iron flange with corroded bolt ears, sometimes a lead closet bend, and frequently a flange sitting low relative to a floor that has been tiled at some point. None of that is alarming and all of it has established repairs. What matters is that it gets corrected rather than covered with extra wax rings, which is the shortcut that leads to leaks.

Do I have to worry about the drain line under the slab?

Not on every toilet replacement, but it is worth thinking about in a home from the 1950s through the 1970s. Those houses often have cast iron under the slab, and decades of use plus soil movement produce scaling, cracks, and low spots. If drainage is slow throughout the house or a leak has persisted, a camera inspection answers the question directly.

What causes a sewer smell around the toilet?

Usually a failed seal at the flange letting gas escape at the base, or a dry trap in a nearby fixture that is rarely used. Occasionally it is a vent problem. It is worth diagnosing rather than masking, because a leaking base seal in a slab home also means water going somewhere it should not, quietly, for as long as it takes to notice.

Is a builder-installed toilet in a newer home worth replacing?

If it functions well, not urgently. Builder-grade units are typically serviceable and simply basic. People replace them for comfort height, better flush performance, easier cleaning, or a bidet seat. If the existing one rocks, runs constantly, or requires two flushes, that is worth addressing either way, and sometimes the fix is a repair rather than replacement.
