That is what turns a defined project into an open-ended one, because the kitchen sits gutted while a specification gets finalised. Skipping the sealed return so drywall dust ends up in the ducts and the coil. Running a temporary refrigerator on an extension cord and a circuit shared with the work zone. Failing to locate and label the main and the kitchen branch shut-offs before rough-in, so an unexpected shut-off means the whole house instead of one room. Letting the temporary kitchen sit inside the dust path rather than on the far side of a closed door. Phasing the job so the house keeps a functioning sink or laundry area costs coordination time. Beyond that, the usual drivers apply: how far services move, whether structure changes, cabinet construction, slab selection and appliance package. Change orders after rough-in are the most expensive kind because they undo finished work. Discovery behind old walls, failed drain line or undersized service, is the other variable that moves a number mid-job.

Materials and specification

Some selections change how long you live without a kitchen. Stock and quick-ship cabinet programmes land far sooner than a custom shop build, and that lead time, not the labour, usually sets the calendar. Panel-ready appliances tie the cabinet order to the appliance order, so a backordered refrigerator column can hold the whole install. Quartz and most stone are templated after cabinets are set, then fabricated, so there is a gap between cabinets and counters where the kitchen looks finished and has no working sink. Sintered or porcelain slab adds fabrication time. Site-finished wood floors add drying and cure days when you cannot walk on them, while prefinished engineered plank does not. Choosing a farmhouse sink, an integrated hood insert or a custom range surround adds coordination steps. None of that is a reason to avoid them, but knowing which choices add weeks lets you decide with your eyes open.

Building for Gulf Coast conditions

Two Houston realities shape daily life on the job. First, the house stays sealed. You cannot open windows in July to air out a kitchen, so containment and negative air do all the work that fresh air would elsewhere. Sealing the kitchen return also matters because a coil coated in drywall dust loses capacity in the worst month to lose it. Second, afternoon storms move exterior work. If the hood cap, a new window or a gas line penetration is on the schedule, a wet week reshuffles it. Summer heat also affects finishing: paint and caulk behave differently in a room where the AC has been off during demo. Crews work in the conditioned house, which means doors staying shut, shoes covered, and the front walk kept clear because the driveway usually carries dumpster and delivery traffic.

Working in Houston

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers.
