Bellaire 77401 sits about 11 miles from our shop, and linen closet build is work we do there regularly.

A linen closet is one of the few small projects that genuinely changes how a hallway or bathroom works, and it is also one of the few where the finished product hides almost all the work. What you see is a door and some shelves. What is behind it is framing anchored to a slab, drywall taped and textured to match walls that were finished decades ago, a door hung plumb in an opening that may not be, and shelving built to hold something surprisingly heavy. Stacked towels and folded bedding weigh more than people expect, and a shelf that sags in year two was built to the wrong spec, not overloaded.

Bellaire is its own city inside the Loop, with its own building department and its own rules — not Houston’s. Much of the original stock is 1940s–1960s one-story ranch and cottage homes on slab, and a large share of those lots have been rebuilt over the past couple of decades with two-story new construction. That split matters on a remodel. In an original mid-century house you should expect cast iron drain lines, galvanized supply, eight-foot ceilings, a kitchen sized for 1955, and textured ceilings that may contain asbestos and need testing before anyone scrapes anything. Slabs here sit on expansive clay, so tile that was set without proper substrate prep or a movement joint tends to telegraph a crack along the same line every dry summer. The work we see most: opening the kitchen wall into the living room, converting a cramped hall bath, and adding a primary suite. In the rebuilt homes it is usually finish-level updating rather than systems work.

What we actually do

The build starts with locating the closet: finding a wall cavity or a hallway alcove with the depth to be useful, confirming nothing structural, electrical or plumbing conflicts, and checking ceiling height and any soffit above.

Framing follows. Bottom plates get fastened to the slab with concrete anchors, and where lumber sits directly on concrete it should be pressure treated. Studs go up, a header spans the door opening, and the rough opening is sized to the door unit with the right allowance for shimming plumb.

Then drywall, tape, and texture matched to the surrounding walls, which is more skill than material. Houston homes are typically orange peel or knockdown, and a texture that is close but not right is more noticeable than one that is obviously different.

Shelving is the part worth spending on. Options include fixed shelves on cleats, adjustable shelves on standards or shelf pins, ventilated wire, or a built cabinet-style interior. Material choice determines span: plywood with a hardwood edge holds a long span, melamine-faced particleboard sags on the same span.

Then the door, casing, baseboard to match the house, hardware, primer and paint.

Why this is different on the Gulf Coast

The Gulf Coast problem with linen closets is not water, it is stagnant humid air. Houston runs at high humidity most of the year, and a sealed closet full of cotton with no airflow develops a musty smell that transfers to everything stored in it. That is why ventilation is a design decision rather than an afterthought. A louvered door, a door undercut, or a passive vent at the top and bottom of the closet keeps air moving. Solid shelves stop vertical airflow entirely, which is a real argument for ventilated shelving or for leaving a gap at the back of solid shelves.

Placement matters too. A linen closet built against an uninsulated exterior wall in this climate can run cooler than the room, and a cool surface in humid air is where condensation and mildew start. If the location has to be an exterior wall, insulate it properly.

Slab movement is the third factor. Houses here move seasonally, and closet doors are among the first things to bind. Hanging the door with adjustable hinges and a consistent reveal gives you room to correct it later without rehanging.

What to expect

It starts with picking the spot and measuring what the space can actually hold, because a linen closet less than about a linear foot and a half deep holds folded towels awkwardly and a very deep one becomes a place things go to be lost.

Then a scope that names the shelf material, the shelf count and spacing, the door type and the texture to be matched.

Work runs framing, any mechanical rerouting, drywall, tape and texture, prime, shelving install, door hang, casing and base, then paint and hardware. Dust control matters more than people expect on a drywall job inside a finished house, so containment goes up first.

Shelf spacing is worth deciding with your actual linens on hand rather than from a standard. Stacked bath towels, folded fitted sheets and a spare pillow all want different heights, and the cheapest time to get that right is before the cleats go on.

What moves the price

The framing and drywall portion is fairly predictable. What moves the cost is what the closet is built into and what goes inside it.

Building into an existing alcove or a hallway bump-out is simpler than carving into a wall, and far simpler than anything that touches plumbing, ductwork or electrical that has to be rerouted. Any of those discovered in the cavity adds a trade.

Texture matching adds labor, especially over a large area or where the existing texture is unusual or is popcorn, which may need testing before disturbance.

Shelving is the widest range. Wire shelving is the least expensive. Plywood with hardwood edging and adjustable standards costs more and lasts indefinitely. A built cabinet interior with drawers, pull-out trays or a hamper is a different category entirely.

Door choice matters modestly: a hollow-core slab, a louvered door, a solid-core door and a pair of bifolds are all different prices.

Common questions

How deep should a linen closet be?

Deep enough to take a folded bath towel front to back without crushing it, which generally lands in the range of a foot and a half to two feet. Shallower than that and towels overhang or have to be folded oddly. Much deeper and the back becomes storage you never reach into. If the available cavity is deeper than useful, consider making the front shelves shallow and treating the back as long-term storage.

Will solid shelves sag?

They will if the material and span do not match. Melamine-faced particleboard is the usual culprit and it sags under stacked linens on a long span. Plywood with a hardwood edge applied to the front stiffens dramatically and holds a much longer span. Adding a center support, shortening the span, or increasing thickness are the other fixes. It is a spec decision made before the build, not a maintenance issue afterward.

Do I need a vent in a linen closet?

In Houston it is worth having some airflow, yes. High ambient humidity plus a sealed closet full of cotton is how closets get musty. A louvered door, an undercut at the door bottom, or vents top and bottom all work. Ventilated shelving helps as well since solid shelves block vertical air movement. It is a small design choice that prevents a smell that is difficult to remove later.

Can a linen closet go on an exterior wall?

It can, but the wall needs to be properly insulated first. In this climate an under-insulated exterior wall behind a closed closet creates a cooler surface in humid air, which is where mildew starts on the back of shelves and on stored items. If the location is fixed, opening the wall to check and improve insulation while the closet is being built is far easier than addressing it later.
