When a kitchen tile floor disappoints, it is nearly always one of three complaints. A crack that runs across several tiles in a straight line. Edges you catch a toe on, or that throw shadows in morning light. Tiles that sound hollow when you walk over them. Each of these has a specific cause, each can be prevented at a known cost, and none of them are the fault of the tile you chose. Houston adds its own contribution to all three, because our slabs move and were not poured flat. This page explains each failure, what causes it, and what stops it.

Local building realities

Houston stacks the deck on all three failures.

Our expansive clay soils shrink through drought and swell through wet stretches, and slabs on grade move with them. That movement is the number one cause of straight-line cracking in local kitchen floors, and it is why a membrane matters more here than in places with stable ground. It is also why a floor grouted hard against the walls and cabinet toe kicks has nowhere to go; the tile industry’s own guidance calls for soft movement joints at the perimeter and at intervals across a field, and in a kitchen those hide under the toe kick and base shoe where nobody sees them.

Our slabs were also generally poured to a tolerance that predates the large-format tile trend, which is where lippage complaints come from.

And our humidity affects mortar open time and cure. In high humidity, mortar behaves differently than the bag’s stated numbers assume, and a setter who is not paying attention can end up placing tile into mortar that has already skinned — which is exactly how hollow tiles happen.

How the job is built

Straight-line cracking across multiple tiles is a substrate crack telegraphing upward. Cause: tile bonded rigidly to a slab that moved, or a slab crack that reopened. Prevention: an uncoupling or crack-isolation membrane between slab and tile, plus movement joints so the field is not locked to the walls.

A crack through a single tile with no pattern is usually an impact or an unsupported tile — a hollow spot that gave way. Prevention: mortar coverage.

Lippage, where one edge stands proud of the next, has two causes. The substrate is not flat, or the tile itself has natural warp and the pattern offset amplified it. Large-format tiles bow slightly along their length; offsetting them by half places the neighbouring tile’s crown against your tile’s end. Prevention: level the substrate and reduce the offset for long tiles, plus a levelling system during setting.

Hollow-sounding tiles mean the mortar is not in full contact. Causes: spot-bonding, trowel ridges that never collapsed, mortar skinning over before the tile was placed, or no back-buttering on a large tile. Prevention: correct trowel size, working in small areas, back-buttering, and pulling a tile occasionally to check.

Grout cracking at walls and cabinets is caused by grout used where a flexible joint belongs.

Products and materials

Some of what gets specified is for your benefit during the work rather than after it. Dust containment with negative air and a HEPA-filtered vacuum on the grinder is the difference between a dusty kitchen and a house that needs wiping down room by room. Cutting and grinding concrete generates respirable silica, which is handled with water or extraction, not with an open window.

Floor protection along the traffic route matters if the path runs over your existing hardwood, since tile debris underfoot scratches a finish permanently.

On the installed side, the material with the biggest bearing on the schedule is the levelling compound, because it must be poured on a clear floor and left alone. The second is grout: cement grout tolerates being walked earlier than epoxy tolerates being cleaned late.

Silicone at the perimeter and under the toe kick is the last wet material to go in, and it is worth waiting for. Grout jammed into that joint to save a day is the detail that cracks the first time the slab moves.

Cost factors

The preventive measures are all identifiable line items, and they are the ones missing from an unusually cheap bid.

Levelling the substrate costs material and a cure day and is the single biggest defence against lippage. Membrane costs material and a labor day and is the defence against telegraphed cracking. Back-buttering and a levelling system on large tile cost labor. Correct movement joints cost a small amount of sealant and the discipline to leave a gap.

Tile format pushes all of these up: the larger the tile, the flatter the substrate must be and the more handling each piece needs.

Pattern adds too — a half offset on a long tile is the classic lippage generator, so a smaller offset or a straight stack sometimes saves money and looks better.

Against all of that, the cost of the failure is the floor, its demolition, and the disruption of doing it twice.

Houston housing stock

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What to watch for

Anchoring a threshold or a transition strip into a post-tension slab without locating the tendons. This is the one with real consequences and it is entirely avoidable by not driving fasteners into that slab at all.

Dry-grinding old resilient flooring in a pre-1980 house before anyone has tested the material or the adhesive. Testing first costs little; getting it wrong contaminates the whole house.

Assuming the slab is flat because it looks flat. Large-format tile is intolerant of what a twelve-inch tile forgave, and every high spot becomes a lipped edge you feel with a bare foot for the next twenty years.

Tiling tight to walls and cabinet bases with grout carried into the joint. The field then has nowhere to go when the slab moves, and tiles tent or crack along a line. Soft silicone joints at the perimeter and under the toe kick are cheap insurance.

Ignoring finished floor height at the dishwasher. Add tile, membrane and levelling compound without checking the opening and the appliance no longer clears the countertop when it has to come out.

Grouting before the mortar has actually cured. Our humidity slows cure, not speeds it.

How a project runs

We diagnose first. Straightedge across the slab in multiple directions, note existing cracks and whether there is any vertical displacement, and check heights at doorways and the dishwasher bay.

If there is vertical displacement or doors are binding around the house, we say so and recommend a foundation assessment before spending money on tile.

Then a proposal that states the prep, the membrane, and the movement joint approach, so you are comparing like with like against other bids.

On site: appliances out, demo, grind, level, cure, membrane, control lines, set with coverage checks, cure, grout, flexible joints at the perimeter, transitions.

Final walk in raking light, from a low angle. That is when lippage shows and when it can still be addressed.

Common questions

Should I get a foundation inspection before tiling?

If you have signs of active movement, yes. Doors binding seasonally across the house, separation at the corners of walls or ceilings, an existing slab crack with a height difference, or exterior brick cracking are all reasons to have a foundation specialist or engineer look first. Tile is a rigid finish over the foundation, and installing it over an unresolved movement problem is how a floor cracks and an argument starts.

Can a cracked tile be replaced without redoing the floor?

A single impact-cracked tile, yes — it can be cut out and replaced, though matching depends on having attic stock or the same lot still being available. A straight-line crack running across several tiles is different. Replacing those tiles without addressing the slab movement underneath means the crack returns, usually within a year. Diagnose the cause before spending on the repair, or you will pay for it twice.

How much lippage is acceptable?

Industry standards allow a small tolerance that varies with the tile size and joint width, and no tile floor is perfectly flush. What is not acceptable is an edge you can catch a foot on or that throws a shadow line across the room. The honest way to judge is in raking light at a low angle. If it is out of tolerance, saying so during the punch walk is far more effective than raising it months later.

Why does my grout crack only along the cabinets?

Because that is where the floor meets something that restrains it, and a rigid grout joint there has no capacity to absorb movement. Those perimeter joints should be flexible sealant, colour-matched to the grout, rather than grout itself. It is a small detail that looks identical when done and prevents an annual cracking cycle. Retrofitting it is possible: rake out the grout at the perimeter and replace it with sealant.
