Not every sink problem is a sink problem. A puddle in the cabinet is more often a failed basket strainer, a loose disposal mount, a cracked tailpiece or a dishwasher drain hose than a bad sink. A brown stain around the rim is usually caulk that gave up years ago. Before quoting a replacement, it is worth knowing what actually fails on a kitchen sink, what is repairable in place, and what conditions genuinely mean the sink comes out. The answer often depends on how it is mounted and what the countertop is, not on how the bowl looks.

Scope of work

A repair visit starts dry: fill both bowls, hold water, release, and watch under the cabinet with a light. Leaks trace to a small number of places. Basket strainers reseated with fresh plumber’s putty or a gasket kit. Tailpieces, continuous wastes and slip joints replaced with new washers rather than sealant. A disposal that drips at the flange, which means dropping the unit, cleaning the sink opening and remounting on new putty. Faucet base leaks that are really supply-connection leaks at the shank. A dishwasher hose that never had a high loop, siphoning back and wetting the base. Where the sink itself is sound, the last step is removing old caulk fully, cleaning the rim and re-caulking with a mildew-resistant silicone. Replacement is a different job. The top is disconnected, the old sink cut free, the counter cutout checked against the new bowl, mounting hardware sized to the top, then reinstall of strainers, disposal, trap, supplies and faucet, and a controlled leak test before the cabinet floor goes back.

What gets specified

What gets specified depends on which way the job goes. On a repair, that means a proper strainer with a rubber and paper gasket set, brass or heavy plastic slip nuts rather than the thin ones that come in bargain kits, braided stainless supply lines with new stops if the old multi-turn stops weep, and a mildew-resistant silicone at the rim, not acrylic caulk. On a replacement, sink material drives everything. Stainless in a lower gauge number is heavier, quieter and less prone to denting; sound-deadening pads matter in a hard-water house because scale is loud. Composite granite resists staining and hides hard-water spotting better than stainless. Fireclay and enamelled cast iron are heavy and need support built into the cabinet. Undermount sinks in stone need clips and adhesive sized for the weight, and undermount in a laminate top is a poor idea because the exposed substrate absorbs water.

What Houston conditions demand

Houston water is hard, and that fact decides several of these calls. Scale builds on aerators and inside faucet cartridges, so a faucet that has become stiff or drips is often a cartridge job rather than a replacement. Scale also collects on the underside of a sink flange and around the disposal mount, which is why old putty joints let go. Humidity is the second factor: a slow leak that would dry out in a drier climate stays wet in a Houston cabinet, so particleboard sink bases swell, delaminate and lose their ability to hold a screw. That is often what turns a repairable sink into a replacement, because the cabinet floor and sometimes the base itself has to come out first. In older inner-Houston houses the drain arm may still be cast iron or galvanised, and connecting new plastic into a corroded stub is its own repair rather than part of the sink swap.

Working in Missouri City

Missouri City has two distinct remodeling populations. Quail Valley and the neighborhoods around it are largely 1970s and 1980s — sunken living rooms, wet bars, dark paneling, a primary bath split into a closet-sized shower and a mirrored vanity wall, popcorn ceilings throughout. Homes from that window can carry aluminum branch circuit wiring, and the later end of it can carry polybutylene supply lines. Both are worth identifying early, because either one changes the scope of a kitchen or bathroom significantly. The Sienna side and other newer sections are 1990s onward and need very little systems work; there it is finish upgrades, primary bath conversions, and outdoor living. All of it is slab on grade over expansive clay, which is why we prep substrate and detail movement joints rather than setting tile straight onto a slab and hoping for the best. Permitting depends on whether your address falls inside city limits or in unincorporated Fort Bend County.

Common mistakes

The recurring failure is silicone used as structure. A disposal flange or a strainer that is sealed with silicone instead of set on putty and torqued properly will drip again once the joint moves. Second is over-tightening slip joints on plastic traps, which distorts the washer and creates the leak it was meant to stop. Third is reusing a corroded supply stop because the sink is already out; the wall stop is the cheapest thing to replace at that moment and the most annoying to replace later. Fourth is an undermount sink remounted with the wrong clip count or without cleaning the old adhesive off the stone, which fails later under a full bowl of water. Fifth is skipping the dishwasher drain high loop or air gap, which quietly wets the cabinet base for months. And finally, replacing a sink into a base whose floor has already swollen from a previous leak; the new work sits on ruined material and the next joint moves again.

Where the budget goes

A repair is mostly labour and a small parts list. Replacement cost rises with mounting type and countertop material. A drop-in replacement into an existing cutout is straightforward; an undermount into stone needs the cutout verified, clips set, and sometimes a fabricator if the opening must change. Moving from a double bowl to a single, or to a deeper bowl, can force changes to the drain arm height and how the disposal sits. Old cast iron or galvanised drain stubs add work. Sink material and weight matter, since fireclay and cast iron often require added support. A rotted sink base adds cabinetry to a plumbing job. Faucet, disposal and hot water dispenser choices ride along with it.

The process

We look before recommending. Fill test, light under the cabinet, check the mount, check the cabinet floor for swelling, and look at what the drain and supplies are made of. If it is a joint, a strainer, a cartridge or caulk, we say so and fix it. If the mount is failing, the base is soft, or the sink is cracked or the cutout wrong for what you want, we scope a replacement including whatever cabinet repair the leak already caused. Common questions

Can I swap to a larger single bowl in my existing counter?

Sometimes. For drop-in sinks the new rim must cover the existing cutout, which limits how much larger you can go. For undermount in stone, changing size means cutting the stone, which is fabricator work and carries risk on an installed top. Deeper bowls can also crowd the trap and disposal, so the drain arm height gets checked first.

Water is pooling in my cabinet. Does the sink need replacing?

Usually not. Most cabinet water traces to a basket strainer, a disposal flange, a slip joint, a supply connection or a dishwasher hose without a high loop. All are repairable in place. The sink itself is at fault when it is cracked, when the enamel has failed through, or when the mount has let go from stone and the rim is dropping.

My stainless sink looks dull and spotted. Is that damage?

That is almost always hard-water scale and surface scratching, not failure. Scale responds to a descaling cleaner and drying the bowl after use; fine scratching evens out over time into a uniform patina. Replace stainless when it has pinholed through, when the sound pads have fallen off and the noise bothers you, or when you are changing the layout anyway.
