Ten years in, the practical question is rarely whether a kitchen needs new lighting. It is whether the housings and wiring in place are worth keeping while the light sources are replaced, or whether the layout itself was wrong from the start.

Why this is different on the Gulf Coast

Houston attics decide the lifespan of anything installed in them. Summer attic temperatures sit far above the conditions in which most driver life ratings are quoted, so attic-mounted electronics age faster here than the packaging implies. That is the single strongest argument for fixtures whose electronics can be reached from below or that live in a conditioned cabinet. Humidity is the second factor. Ceiling penetrations that were never air-sealed pull moist attic air into the kitchen for years, which shows up as dust staining around trims and, in some cases, condensation on cool surfaces. Hard water accounts for the visual ageing of anything over the sink: mineral film builds on glass shades and polished chrome faster here than in soft-water regions, and honed or brushed finishes still look presentable when polished ones look tired. In flood-affected parts of the metro, under-cabinet and toe-kick wiring installed low deserves inspection after any water event.

What we actually do

An assessment starts with identifying what is actually installed: housing type, whether the light source is a replaceable module or an integrated sealed unit, where each driver sits, and what dimmers are on the wall. Then we check the wiring: circuit capacity, whether switch boxes have neutrals, and how the zones are split. Failures get sorted into three buckets. Repairable in place means a retrofit module into an existing housing, a replacement driver in an accessible cabinet, or a dimmer swapped for one matched to the driver. Replace in kind means a canless fixture whose integrated driver has failed and which is swapped for an equivalent. Rework means the layout was never right, at which point new housings go in at positions that light the counters, with new cable and often ceiling patching. Under-cabinet failures are usually a driver or a low-grade tape product, both replaceable without touching the backsplash if the driver was placed accessibly.

Choosing materials

Replacement decisions come down to serviceability. A can housing with a replaceable retrofit module is a ten-year asset because only the module is consumed. An integrated canless wafer light is a consumable: when its driver fails, the unit is replaced. Neither is wrong, but the second should be chosen knowing that. Under-cabinet, a linear LED bar or a channel-mounted strip with a separate remote driver in an accessible cabinet can be serviced without disturbing tile; a sealed strip with an integral driver hidden behind a light rail cannot. Dimmers should be recorded along with fixture models, because a like-for-like replacement years later is what keeps the dimming behaviour consistent. Colour matters over time: keeping a written note of colour temperature and colour rendering for every fixture makes the inevitable one-at-a-time replacements match. Aluminium channel with a diffuser also protects strips from grease and makes cleaning practical near a range.

What moves the price

Serviceability decided years ago sets today’s price. Accessible drivers and replaceable modules make repairs small. Sealed integrated fixtures and buried drivers make them larger. Access repeats as a driver: a single-storey kitchen with attic access above is straightforward, while a kitchen under a second floor turns any repositioning into cable fishing plus ceiling patching, texturing and paint. Whether the existing housings can be kept determines if there is any ceiling work at all. Zone and control changes add switch legs, box space and wall repair. Mixed-vintage fixtures often mean replacing a whole group rather than one unit to restore consistent colour and dimming. In older houses, aluminium branch wiring and pre-1980 ceiling texture add work whenever a box is opened. Panel capacity matters if the scope grows.

Houston housing stock

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

Where these jobs fail

The recurring one is replacing a single failed fixture with whatever is on the shelf. The new unit has a different driver, a slightly different colour temperature and different dimming behaviour, and suddenly one light flickers at the low end while another reads cooler than its neighbours. Keep a record of models and replace like for like. Second is discarding perfectly good housings because the light output dropped, when a retrofit module restores it at a fraction of the disruption. Third is diagnosing a flicker as a bad fixture when it is a dimmer no longer matched to a mixed set of drivers. Fourth is hiding under-cabinet drivers where they cannot be reached, usually above a fixed panel or behind installed tile, which turns a small repair into finish work. Fifth is ignoring a trim that has gone dusty and grey around its edge, which is often air leakage from the attic rather than a dirty fixture and is worth sealing.

What to expect

We start by cataloguing what is installed, including where each driver lives, then test the failure rather than guessing at it, since flicker is more often a dimmer mismatch than a dead fixture. You get a straight repair-or-rework recommendation with the reasoning, including cases where keeping existing housings and swapping modules is the sensible answer. Where the layout was wrong from the beginning, we say so rather than replacing bad lighting with newer bad lighting. Electrical work is permitted where scope requires it, and the requirements differ between the City of Houston and unincorporated Harris and Fort Bend County. Afterwards you get a written record of fixture and dimmer models so future replacements match.

Common questions

Can I keep my existing recessed housings?

Frequently, yes. If the housings are sound and reasonably positioned, retrofit LED modules seat into them and restore output without opening the ceiling. Housings are worth replacing when they are not insulation-contact rated and sit buried in blown insulation, when they leak attic air, or when they are in positions that light the room but not the countertops.

Why did my under-cabinet lighting fail before the ceiling lights?

Cabinet interiors near a range run warm, and low-grade tape light with an integral driver is the least tolerant product in the kitchen. Grease also collects on undiffused strips. Linear bars or channel-mounted strips with a diffuser and a remote driver placed in an accessible cabinet last longer, and when something does fail, it can be replaced without touching the backsplash.

Is it worth replacing working lights just to change colour temperature?

Only if the mismatch bothers you daily. Mixing warm and neutral fixtures in one kitchen is visible and hard to unsee once noticed. If most fixtures are consistent and one or two are odd, replacing those is the cheap fix. If everything is a different colour after years of piecemeal replacement, doing the room in one pass restores consistency.

My LED lights are dimming unevenly after several years. Is that normal?

It usually points to drivers ageing at different rates or a mixed set of fixtures on one dimmer. Fixtures from different production runs, or replacements added over time, do not track together. The fix is often matching the dimmer to the current mix or replacing a group so they behave consistently, rather than chasing one fixture at a time.
