This is a walk through what a ten-year-old granite kitchen looks like here, what caused each thing, and which items are maintenance versus repair.
What the work involves
Maintenance and repair work on an existing top follows a set order. First an assessment: a water-drop test in several places to see whether the sealer is still shedding, a light tap along the seams, and a look at the sink reveal and the underside of the sink base for staining. Then cleaning, which is not the same as sealing. Mineral film gets removed with a stone-safe cleaner and a plastic blade, never an acid descaler, which will dull a polished surface. Old silicone at the backsplash and around the sink is cut out completely rather than caulked over, and the joint is cleaned back to bare stone and drywall. Loose undermount sinks are supported from below, the old clips and epoxy removed, and new rails set. Chips at a sink edge are filled with tinted epoxy and dressed flush. Only then does sealer go on, applied to a dry surface and wiped off before it flashes, since residue left to cure is what produces a hazy patch. Deeper polish work is done with wet diamond pads.
What goes wrong, and how it is avoided
The most common long-run mistake is cleaning products. Acidic descalers on hard-water film will dull a polished finish, and repeated bleach or ammonia cleaners break down sealer faster than anything the kitchen does. Second is treating the backsplash joint as permanent. Silicone there is a wear item and needs cutting out and replacing; caulking over a failing bead traps moisture against the drywall and eventually shows as a soft spot behind the stone. Third is over-sealing, where product is applied and not wiped off in time, leaving a cured film that looks like a stain. Fourth is ignoring a sink that has dropped a hair, because the small gap that opens between rim and stone lets water into the cabinet and rots the deck that supports the sink. Fifth is setting hot pans directly on resin-treated light stone, which can cloud the resin permanently. Sixth is repairing a chip with clear epoxy instead of tinted, which is more visible than the chip was.
What drives the cost
Maintenance work is mostly labour and access. Recaulking a run is straightforward. Re-supporting a dropped undermount is more involved because the sink comes out, the old epoxy is removed, and the cabinet deck often needs repair or replacement first. Seam repairs are priced by whether the top can be levelled in place or needs to be lifted, and lifting means the plumbing comes apart. Chip repair scales with visibility and colour matching. Full re-polishing of a long run is the largest item, since it is wet work done in the kitchen with containment. Then there is what the assessment finds underneath. A rotted sink base changes the job from cosmetic to structural. Deep staining in a porous light stone may improve with a poultice rather than being removed entirely. Materials and specification
Sealer choice is what determines the ten-year picture. Impregnating silane and siloxane products penetrate and leave nothing on the surface, so they can be reapplied without stripping. Topical acrylics look impressive for a season, then haze, scratch and peel, and removing them is a genuine job. Denser stones may not need resealing on any schedule; porous light stones and many quartzites sold as granite want it more often. Seams should be knife-grade colour-matched epoxy. Silicone at a seam is the material that turns grey and picks up staining over the years. Perimeter and backsplash joints, by contrast, should be neutral-cure silicone precisely because they need to move and be replaceable. Undermount support wants metal rails or a plywood cradle bearing the sink weight, with clips only holding position. Fireclay and cast iron sinks need a carrier frame. Chips are repaired with tinted knife-grade epoxy, colour-mixed on site, not with a hardware-store clear filler that will read as a light spot.
Building for Gulf Coast conditions
Houston water is hard, and the result is visible on granite within a couple of years. A white ring builds where the faucet base meets the stone and in the reveal around an undermount, and it is scale rather than damage. It comes off, but not with vinegar or a lime remover, which will etch the polish and can strip sealer. Humidity is the second factor. A sink base that stays damp swells its deck, and once the deck moves the sink hangs on its clips instead of its rails. Seasonal slab movement is the third. Ten years of wet winters and dry Augusts can put a cabinet run out of level, and a seam that was flush at install may develop a lip you can feel with a fingernail. That is usually re-levelled and re-epoxied rather than replaced. Homes near the coast or in flood-affected areas also see more cabinet base damage, which surfaces as a countertop problem long after the water is gone.

Usually it means the cabinet run has moved, which is common on a slab that shifts seasonally. It is not a crack. The repair is to relieve the joint, re-level and shim beneath, then re-epoxy and dress the seam. It is worth doing, because a lip catches water and eventually chips.
How often should granite be sealed in Houston?
On a schedule set by the stone, not the calendar. Drop water on the surface in a few places and wait several minutes. If it darkens, it is time. Dense dark stones may go years. Porous light stones and many quartzites sold as granite want it more often, especially around the sink and cooktop.
