Granite is unusually forgiving as a material and unusually unforgiving as an installation. Almost every countertop complaint traces back to a decision made before the stone arrived: where the seam went, how the overhang was supported, whether the cabinets were level, whether the cutout corners were relieved. Once the stone is set, most of those are expensive to correct and some cannot be corrected at all. If you are about to have counters fabricated, these are the failure points worth knowing about, along with the detail that prevents each one, so you can ask the right questions while the answers still matter.

What the work involves

Seam placement is the first. A seam is strongest in a continuous run and weakest through a narrow section, which is why a seam that runs through the small strip in front of a sink is a known trouble spot, and why seams over a dishwasher opening need proper support underneath rather than being spanned. Cutout corners come second: an unrelieved square inside corner on a cooktop opening concentrates stress and is where cracks begin, so corners are radiused or relieved. Overhang support is third. Stone will cantilever only so far unsupported, and a seating overhang past that needs steel plates or brackets designed into the cabinet, not decorative corbels added afterward. Fourth is the substrate, meaning cabinet boxes that are level, plumb, square and anchored, because unlevel boxes give you rocking, lippage at seams and stress in the slab. Fifth is the sink attachment, where an undermount needs proper mechanical support rather than adhesive alone. Sealing is last and simplest, and over-application leaving a hazy residue is the common error.

What goes wrong, and how it is avoided

The common failure is a stress crack running from a corner of the sink cutout, and it almost always traces back to the cabinets rather than the stone. A run left out of plane, or a sink base that flexes because its deck was never replaced, puts a point load into the weakest section of the slab. The fix is boring: shim, block, re-deck, verify with a laser before templating. Second is square cutout corners at a cooktop, which concentrate stress and eventually split. Corners get radiused on the waterjet. Third is seam placement chosen for the fabricator’s convenience rather than the layout, so a seam lands across the dishwasher opening where there is no support beneath it. Fourth is mounting the dishwasher by screwing into the underside of the stone. It needs a wood rail or side brackets into the cabinet. Fifth, in older houses specifically: tiling the backsplash before the tops are set, then finding the wall is a half inch out and the stone cannot scribe to it. Sixth is templating from a catalogue sink instead of the box that is actually on site.

What drives the cost

Preventing these problems costs very little relative to correcting them. Support hardware for an overhang, relieved cutout corners and time spent leveling cabinets are small line items. Replacing a cracked piece after installation means new material, new fabrication and a seam where you did not want one, and it may mean the pattern no longer matches the rest. Genuine cost variables remain the same as any granite job: stone rarity, slab count, edge profile, cutouts, seam count and demolition of the existing surface. Where the risk-related spending shows up is in support engineering for large islands and long overhangs, in repairing or replacing damaged cabinet boxes before templating, and in leveling a cabinet run in an older home where the floor has moved. Skipping any of those to save on the front end is how the expensive version happens.

Materials and specification

Sealer choice is what determines the ten-year picture. Impregnating silane and siloxane products penetrate and leave nothing on the surface, so they can be reapplied without stripping. Topical acrylics look impressive for a season, then haze, scratch and peel, and removing them is a genuine job. Denser stones may not need resealing on any schedule; porous light stones and many quartzites sold as granite want it more often. Seams should be knife-grade colour-matched epoxy. Silicone at a seam is the material that turns grey and picks up staining over the years. Perimeter and backsplash joints, by contrast, should be neutral-cure silicone precisely because they need to move and be replaceable. Undermount support wants metal rails or a plywood cradle bearing the sink weight, with clips only holding position. Fireclay and cast iron sinks need a carrier frame. Chips are repaired with tinted knife-grade epoxy, colour-mixed on site, not with a hardware-store clear filler that will read as a light spot.

Building for Gulf Coast conditions

Seasonal movement is the local wildcard. Slab-on-grade over expansive clay rises and falls with moisture in the soil, so cabinet runs in Houston homes go out of level over time, and a seam that was tight on install day can open or lip years later on a long run against an exterior wall. This is why leveling and anchoring the boxes properly is a countertop issue rather than a cabinet issue. The second local problem is diagnostic. Hard water leaves mineral film that homeowners frequently report as etching or a failed finish, and the wrong response, which is aggressive acidic cleaner, actually can damage the polish or strip sealer. It is deposit, and it removes with the correct product. Third, humidity does not hurt the stone but it does affect what is under it, so a particleboard cabinet deck that has been quietly wet from a sink leak will not hold a stone top reliably and should be repaired before new counters go on.

Working in Katy

Katy covers a lot of ground. Parts sit in Harris County, parts in Fort Bend, parts in Waller, and only some addresses are actually inside the City of Katy — which affects who permits and inspects the work. The housing runs from late-1970s and 1980s neighborhoods through the master-planned build-out of the 1990s and 2000s and on into current construction. In the 80s and 90s homes we see oak cabinets, laminate counters, a garden tub with a narrow shower beside it, formal rooms nobody uses, and enough polybutylene supply piping that it is worth confirming before you commit to a bathroom. Homes that have taken water at some point come with different priorities: tile or a quality LVP instead of wood, outlets set higher than standard, closed-cell foam in place of batt. The clay moves here, so substrate flatness and movement joints get the same attention as the tile selection. Most neighborhoods have HOA architectural review.

How we work

We check the cabinets before templating and correct what needs correcting, including any water-damaged sink base. Templating happens with your actual sink and cooktop on site. For patterned stone we discuss seam placement with you before anything is cut, and for large islands or seating overhangs we plan the support hardware during templating rather than discovering the problem on install day. At the shop, cutout corners are relieved and edges polished. On install the pieces are dry-fit, scribed to the walls, set and seamed with tinted epoxy, and the sink is properly supported. Common questions

Why does my granite look cloudy near the sink?

In Houston that is almost always hard water mineral film rather than damage to the stone. Water evaporates and leaves deposits, which build into a haze that shows most on dark polished surfaces. The other common cause is sealer applied too heavily and not wiped off, which dries as a residue. Both are correctable. Avoid harsh acidic cleaners, which can dull the polish and strip sealer, and wipe the sink area dry.

My granite seam has opened slightly. Can it be fixed?

Often it can be improved. The first question is why it opened, since a seam that separates usually means something moved underneath, most commonly a cabinet run that has gone out of level. Re-filling the seam without addressing that will only buy time. If the cause is corrected, the joint can be cleaned and re-filled with color-matched epoxy. It will be less visible afterward, though a repaired seam rarely disappears entirely.

How far can granite overhang without support?

Less than most people assume, and it varies with the thickness and the specific stone. Past a modest projection, unsupported stone is vulnerable to cracking, and the failure usually happens when someone sits on it or leans hard. For seating overhangs, steel support plates set into the cabinet top or hidden brackets are the right answer. Decorative corbels added afterward look supportive but often are not carrying the load.
