A frameless enclosure is one of the few things in a bathroom that is expected to look new for a decade with no protective finish over it. There is no paint, no refinishing, no easy swap. What you install is what you look at. In this metro two things act on it constantly: hard water on the glass surface, and a room that stays humid on the hardware and sealant. Neither is dramatic. Both are cumulative. This page is about what the enclosure looks like in year three, year seven, and year ten, and which of those changes are maintenance, which are repairs, and which are permanent.

Houston housing stock

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What we actually do

Ongoing care is short but not optional. A squeegee after each use removes the water before minerals concentrate. Weekly cleaning with a mild non-abrasive cleaner keeps film from building. Abrasive pads and ammonia-heavy products damage coatings and attack hardware finishes, so they get avoided.

Periodic service is where most enclosures get neglected. Silicone joints are inspected annually for shrinkage, gaps, or discolouration. Failing sealant is cut out fully, the joint cleaned to bare substrate, and fresh 100 percent silicone applied — new silicone over old does not bond and traps moisture behind it. Door sweeps and wipe strips are consumables and slide out for replacement without touching the glass. Hinge set screws are checked for tightness, because a door that has dropped a few millimetres will start rubbing at the strike and stress the glass corner.

Larger service items include re-adjusting hinge tension so the door holds its closed position, replacing a corroded hinge or clip, and, in the worst case, removing and resetting a panel where the wall behind it has moved.

Choosing materials

What you specify at install determines what year eight looks like. Solid brass or stainless hinge bodies with physical vapour deposition finishes resist a wet room far better than plated decorative finishes, which tend to go dull or pit at the barrels first. Zinc-alloy hardware is the usual disappointment.

Factory-applied hydrophobic coatings, fused at the glass plant rather than wiped on afterward, keep water sheeting for years with maintenance. They wear, particularly where the glass is scrubbed, and they do not survive abrasives. Aftermarket sealants exist and are shorter-lived.

Silicone is the consumable everyone forgets. Neutral-cure 100 percent silicone, mildew-resistant, in the water line. Latex-modified caulk in a shower joint fails early here.

Wipe strips and drip rails are polycarbonate and replaceable. Setting blocks under the panel carry the load and should never be replaced with a bead of sealant. Glass itself does not degrade. Tempered glass either stays intact or breaks completely, which is why edge protection matters more than surface care.

Why this is different on the Gulf Coast

Houston water is hard enough that the maintenance question is not whether the glass will spot but how fast. Deposits start as film, become visible scale, and eventually etch into the glass surface itself. Etching is not cleanable. That is the single most important ageing fact about glass in this market, and it is decided by daily habit more than by product.

A whole-house softener changes the trajectory noticeably, and many households here already have one for the same reason their fixtures scale. Where there is no softener, the squeegee is doing the work.

Humidity works on everything else. A bathroom that does not exhaust properly keeps hardware, sealant, and grout damp for hours, which is how you get finish pitting at hinge barrels and mildew in the silicone joint. Slab movement is the slow one — over years, walls in this clay can shift enough to change a panel’s relationship to the tile, showing up as a widening gap at the top of a door or a joint that keeps cracking no matter how often it is redone.

Where these jobs fail

Cleaning with abrasive pads or scouring powder. It strips the coating, leaves micro-scratches that hold minerals, and accelerates exactly the cloudiness people are trying to remove.

Caulking over failing silicone. It never bonds to the old bead, and it seals moisture into the joint. The old material has to be cut out completely.

Sealing the hinge side closed during a re-caulk. That side is often left open deliberately so water drains rather than pooling in the channel. Homeowners and handymen close it because it looks unfinished.

Ignoring a door that has started to drag. Dragging means the hinge has moved or the wall has, and the load path is now through the glass corner instead of the hardware. Tempered glass fails at corners and edges. Adjusting early is a service call; ignoring it can mean a replacement panel.

Letting a hard-water film sit for years and then attacking it with acid. Strong acid cleaners will lift deposits and can also damage metal finishes and any remaining coating, and they do nothing for glass that is already etched.

What to expect

For an existing enclosure, we look at the joints, hardware, door alignment, curb slope, and glass surface, and separate what is maintenance from what has actually failed. Re-sealing and sweep replacement are short visits. Hinge replacement and panel adjustment take longer and may require a hardware match.

If a panel has to be replaced, the opening is re-templated as it exists now, not as it was built, because walls move. Fabrication follows, then a set day and a silicone cure before use. What moves the price

Routine care costs almost nothing. Where money enters is service and replacement. Replacing wipe strips and re-sealing joints is minor. Replacing a hinge set is moderate, and matching a discontinued finish is where it gets awkward, which is one reason mainstream finishes age better than unusual ones.

Replacing a single panel means a new template of that opening, new fabrication, and a set day — the glass is made to the wall, so there is no stock replacement. Doors with notches and cutouts cost more to reproduce.

The expensive scenario is glass that has to come out because the tile or waterproofing behind it failed. Then you are paying to remove the enclosure, repair the wall, and reset or refabricate. That is the case for treating the substrate seriously at install.

Common questions

My glass is cloudy and nothing cleans it. Can it be restored?

It depends on whether the surface is coated with mineral deposit or actually etched. Deposit responds to appropriate cleaners and careful work. Etching is physical damage to the glass and cannot be cleaned out. Polishing exists but is limited, can distort optics, and is often not worth it on a large panel.

How often should the silicone be redone?

There is no fixed schedule. Inspect yearly and redo when you see shrinkage, gaps, cracking, or mildew that will not clean. In a humid bathroom with heavy use it comes around sooner. Redoing it means removing the old bead entirely, not adding to it.

The door does not stay closed anymore. Is that serious?

It usually means hinge tension has relaxed or the door has dropped slightly. Both are adjustable and worth doing early. Left alone, the door can start bearing on the strike or the curb, and load on a glass corner is how tempered panels eventually fail.

Does a water softener really help the glass?

It reduces the mineral load that causes spotting and eventual etching, so yes, meaningfully. It does not remove the need to squeegee, and it will not reverse damage already done. Households in this metro often install one for the fixtures and appliances anyway.
