The cheapest good bathroom remodel is the one where nothing moves. No drain relocation, no new walls, no slab cutting. You are replacing what wears out and refinishing what shows, and the plumbing stays exactly where the builder put it. That constraint is not a compromise in Houston, it is the whole strategy, because the slab is where the expensive work lives. This is what that job actually looks like from the first morning to the last walkthrough, so you can see where the days go and why a small bathroom with no plumbing changes can still be a real construction project rather than a weekend.

Why this is different on the Gulf Coast

Even a no-plumbing refresh runs into the local conditions in three specific places. The first is the toilet flange. After new flooring goes down, the flange often sits low relative to the finished surface, and a flange that is below the floor is a slow leak waiting to happen on a slab where you cannot see the underside. It gets shimmed with a proper extension ring rather than stacked wax rings.

The second is the fan. Houston humidity means a bathroom fan is doing real work every day, and a lot of homes here have one that either never worked well or vents into the attic, which pushes moisture into the roof structure instead of outside.

The third is the vanity, where cabinet material decides the lifespan. A plywood box handles the damp air and the occasional toe-kick spill that a particleboard box does not survive. On streets with past flood history, a vanity with legs and a raised bottom, plus tile rather than wood flooring, is a practical choice that also happens to look intentional.

What we actually do

Day one is protection and removal. Floor runners through the hallway, a zip barrier at the door, water off at the fixture stops or the main. Out comes the mirror, lighting, toilet, vanity and top, accessories, and flooring. The tub stays. The drains stay.

Then repair and rough. Any soft drywall gets replaced, the exhaust fan is swapped for one sized to the room and confirmed to duct outside, and lighting boxes are set where the new fixtures need them. Blocking gets added for a towel bar, a heavy mirror, and grab bar locations if you want that option later; adding it now costs almost nothing and is impossible to add cheaply once the wall is closed.

Next, surfaces. Drywall repair, texture matched to the existing ceiling and walls, primer and paint. Flooring goes in, with an uncoupling layer if it is tile on slab.

Finally, fittings. Vanity set level and anchored, top set, faucet and drain assembly, toilet reset on a new wax or waxless seal with the flange checked for height against the new floor, mirror, lighting, hardware, and sealant at the tub, vanity and floor transitions.

What moves the price

Because nothing moves, the price tracks selections closely and predictably. Vanity size and construction, top material, flooring type, whether the ceiling texture has to be matched over a large repair, and how much drywall repair the demo reveals.

Small things add up in a small room: a new supply stop at each fixture, a flange extension, a shut-off valve that has seized, and hauling old cast iron or steel out of a tight hallway.

Costs go down with standard sizes. A stock-width vanity, a common top size, one flooring material, and paint colors that cover in two coats all shorten the job. Costs go up with anything custom in a room this small, because a custom top or a nonstandard vanity has lead time and no substitute if it arrives wrong.

Ceiling texture matching is an underrated line. Orange peel and knockdown match well; older popcorn does not, and it may need testing before disturbance.

Houston housing stock

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What to expect

Walkthrough first, and it should include opening the vanity cabinet, looking at the fan in the attic if accessible, and pressing on the tub surround. Then a written scope with the specific items being replaced and the specific items staying.

Selections and ordering happen before any demo, and the job does not start until the vanity and top are physically on hand, because a small bathroom cannot absorb a two-week backorder in the middle of it.

Then the sequence above: protect, demo, repair and rough, surfaces, fittings, seal, clean, walk. Water is restored at the end of each working day wherever possible.

Common questions

Can I supply my own vanity and fixtures?

Often yes, and it can save money. The tradeoff is that responsibility for fit, condition on arrival, missing parts and warranty sits with you, and a wrong-size top or a damaged vanity discovered on install day stops the job. If you go that route, have everything on site and unboxed before work begins so any problem surfaces before the old one is removed.

Can the bathroom stay usable during the work?

Usually not while it is torn apart, though the toilet can sometimes be reset temporarily overnight depending on the day's work. If it is the only bathroom in the house that is worth flagging at scheduling so the sequence can be planned to minimize the days it is out. Trying to keep a single bathroom half-working through the whole job generally slows the job down.

Why does the toilet flange matter after new flooring?

Because the flange should sit at or slightly above the finished floor for the seal to compress correctly. New flooring raises the floor, which effectively lowers the flange, and a low flange lets the seal fail slowly. Stacking wax rings is a workaround that fails. A proper extension ring fixed to the flange is the correct fix and it is a small item done during the reset.

Should I add grab bar blocking even if I do not need bars now?

It is one of the cheapest things you can do while the wall is open. Blocking is a piece of lumber between studs; it costs very little in labor and material and it means a bar can be mounted anywhere along that run later without opening tile or hunting studs. If you plan to stay in the house long term, it is worth doing at every likely location.
