Looking at bathroom storage cabinet in Orchard 77464? That’s around 20 miles from us, well inside the area we work daily.

“Bathroom storage cabinet” covers four different things, and picking the wrong one is why people end up with a cabinet they do not use. A vanity with drawers stores daily items at hand height. A linen tower stores bulk. A recessed wall cabinet buys depth in a room too narrow for anything to stick out. An over-toilet unit is the cheapest square footage in the room and the least useful for anything heavy. Before spending money on doors and finishes, it is worth being honest about what actually needs a home: towels, a hair dryer with a cord, cleaning supplies, medication, or a warehouse pack of paper goods.

Why this is different on the Gulf Coast

Two Houston conditions should drive the decision. The first is humidity. A closed cabinet in a bathroom with weak ventilation stays damp, and damp is what turns a particleboard box to mush and grows mildew on the back of a stack of towels. If you are storing linens, put them in the cabinet with the best air movement, run the exhaust fan longer than feels necessary, and choose a box that tolerates moisture.

The second is water hardness. Houston water leaves scale, and scale ends up on everything stored near the shower — glass, chrome, the bottle of cleaner you keep meaning to use. That argues for wipeable interior surfaces and a shelf material that does not stain, rather than raw MDF or unfinished ply.

In older inner-Loop homes the wall you want to recess into is often the same wall carrying a cast iron stack, and cast iron in a wet wall is not something to cut around casually. In 2000s western-suburb construction the bays are usually cleaner but the walls may be sheathed differently. Either way, the wall gets inspected before the design is fixed.

What we actually do

Start with clearances, because they decide the rest. Measure the swing of the entry door, the toilet centreline, and the walkway between the vanity and whatever faces it. If that walkway drops below comfortable, a projecting cabinet is out and a recessed one is the answer.

Then depth. A standard vanity is around twenty-one inches deep; a linen tower can be shallower and still hold folded towels. Recessed units live inside a stud wall, so useful depth is roughly three and a half inches plus whatever the face frame adds — fine for bottles and medication, not for towels.

Choose drawers over doors wherever the contents are small. Doors put things behind other things. Two deep drawers under a sink, notched around the trap, will out-perform a doored cabinet of the same size every day.

Materials: plywood boxes, solid wood or MDF doors depending on whether you paint or stain, and a sealed interior. Hardware is where cheap shows up fastest — full-extension undermount slides and six-way adjustable hinges are worth specifying by name in your scope. Finish should be a cabinet-grade coating, sprayed and cured, not wall paint rolled onto a door.

What moves the price

Type first. An over-toilet unit is the least expensive intervention. A stock-size vanity swap is next. A built-in linen tower and a recessed wall cabinet both involve carpentry and finish work, and a recessed unit adds wall repair. Full custom, built to the exact opening, sits at the top.

Box construction and drawer count are the biggest material variables. Drawers cost more than doors because each one is a built box on hardware. Soft-close undermount slides cost more than side-mount and are the upgrade people notice most.

Finish drives labour. Paint-grade needs filling, sanding and multiple coats; stain-grade needs matched material and careful grain selection. Inset doors take fitting time that overlay doors do not.

Then the surprises: relocating a drain or vent, adding an outlet inside a cabinet, matching discontinued tile after a wall is opened, and correcting an undersized exhaust fan. Any of those can move a small job into a bigger band. We quote after seeing the room, not from a photo.

Orchard homes and this work

Orchard is a very small Fort Bend County town out past the built-up edge of the metro, and it does not have a single defining housing type the way a master-planned community does. Expect a small number of homes across a wide range of ages, plenty of acreage, and a fair chance of private well and septic rather than municipal utilities. That is the part that shapes a remodel out here. Well water in this part of the county tends to be hard, so fixture finish, shower glass treatment, and whether the house has any softening in place all get discussed before we spec a bathroom. Septic capacity matters if you are adding a bathroom rather than replacing one. Permitting and inspection requirements differ from what you would deal with in Houston or Sugar Land, and are worth confirming for your specific address before design goes far. On a property like this we would rather look at the house than generalize about it.

What to expect

We walk the bathroom with a tape and a moisture-honest eye: clearances, door swings, what is in the walls, how the exhaust is ducted, and what you are actually trying to store. That conversation usually narrows four options to one.

You get a written scope that names box material, door style, hinge and slide brand-equivalent, finish system and hardware. Anything that requires a licensed plumber or electrician is called out separately along with the permitting it triggers, because Houston permits plumbing and electrical work even though it does not zone, and unincorporated Harris and Fort Bend handle it differently again.

Fabrication happens off site. Installation is usually a short, contained visit — protect the floor, set and level, scribe and trim, adjust. We come back once after everything has settled to fine-tune doors and drawers and touch up finish.

Common questions

Is a recessed medicine cabinet worth the wall work?

In a narrow bathroom, usually yes. It gives you storage without taking any of the walkway, which is the constraint in most Houston baths built before the 1990s. The limit is depth: a stud bay gives you a few inches, so it holds bottles and medication, not towels. It also requires a clear, non-bearing bay, which we confirm by opening the wall before promising anything.

What hardware should I insist on in a written scope?

Full-extension undermount drawer slides with soft close, and six-way adjustable concealed hinges. Both are the parts you touch every day, and both are where a low bid quietly saves money. Ask for them by specification rather than by the word "quality". Also ask what the drawer box itself is made of — a solid drawer on cheap slides and a flimsy drawer on good slides both disappoint, for different reasons.

Can I just buy a cabinet and have you install it?

Yes, and sometimes that is the sensible route. What we will tell you honestly is whether the unit you picked fits the real opening, since bathroom walls are rarely square, and whether its box construction will hold up in a Houston bathroom. Installing someone else's particleboard cabinet under a sink is work we will do, with a note in writing about what we expect from it.

Drawers or doors under the sink?

Drawers, in almost every case. A doored sink base stores things behind other things, and the plumbing trap makes the back half unreachable. Drawer boxes notched around the trap recover most of that space and bring the contents to you. The exception is when you need to store something tall — a bucket, a stack of spare rolls — which suits a single doored bay better.
