Bathroom cabinets fail in a small number of predictable ways, and almost all of them are visible within two or three years. Doors stop closing flush. The bottom of the sink base goes soft. A tall unit develops a crack line where it meets the ceiling. Drawer fronts sit crooked no matter how many times somebody adjusts a hinge. None of that is bad luck. Each has a cause you can point at, and most trace back to either the material chosen, the way the unit was fastened, or the moisture load in the room. Knowing the failure modes is the fastest way to write a scope that avoids them.

Houston homes and this work

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What we actually do

When we are called to fix rather than build, the sequence is the same. We pull the doors and drawers and look at the box: what it is made of, how the back is attached, whether the bottom panel has swelled or delaminated. A stapled-on back and a swollen bottom together usually mean replacement is cheaper than repair.

We check the fastening. Cabinets screwed only into drywall, or into the floor at both ends of a tall run, tell us the cracks are movement, not shrinkage. We check hinge screws for stripped holes, which is what causes a door to sag and then to rub.

We look under the sink for the real culprit: a slow supply connection weep, a loose trap joint, or condensation off a cold line in a humid room. Any of those keeps the cabinet floor damp permanently.

Then the room. Exhaust fan sizing and duct routing, whether it terminates outside or dumps into the attic, whether there is a timer. Fixing a cabinet in a room that stays wet is temporary work, and we say so.

Repair scope typically becomes: new plywood box, reuse or replace doors, re-fasten to framing, correct the plumbing or ventilation cause, refinish.

Why this is different on the Gulf Coast

The failure most specific to this metro is bottom-panel swelling in particleboard sink bases. Ambient humidity here is high year-round, the room adds its own, and the cold supply line sweats. Particleboard absorbs that and expands irreversibly. In drier climates the same cabinet survives; here it does not.

The second is seasonal movement. Houston slabs sit on expansive clay that swells and shrinks with rainfall, and post-tension slabs in the post-1985 Katy, Cypress and Fulshear stock move as a plate. That movement is what binds interior doors in late summer and opens a gap over a tall cabinet. A unit fastened rigidly floor-to-ceiling has nowhere to give.

The third is scale. Hard water leaves deposits that etch chrome pulls and cloud glass, and cleaning products used to fight it strip weak finishes off door edges.

Older inner-Loop bathrooms add cast iron drains and galvanised supply, both of which weep at joints long before they fail outright. That slow moisture sits inside a vanity for years. Diagnosing a soft cabinet floor in a 1960s home means checking the supply line, not just the cabinet.

What to expect

We come out and open things up: doors off, contents cleared, a look at the box, the fastening, the plumbing connections and the exhaust. That diagnostic visit is what separates a cabinet problem from a water problem wearing a cabinet costume.

You get a written finding — cause, what we recommend, and what we would leave alone. If the fix requires licensed plumbing or electrical work, that is called out with the permitting it triggers; requirements differ inside Houston and in unincorporated Harris or Fort Bend County.

Repair or rebuild work is scheduled so the bathroom is out of service for as short a stretch as we can manage, and we sequence any plumbing correction first so the new cabinet is not installed over the same leak. Final adjustment of doors and drawers happens on a return visit once the room has been used again.

What moves the price

Whether it is a repair or a replacement. Refinishing doors on a sound box is a modest job; replacing a swollen box means new carcass, new install, and often new countertop handling if the top has to come off and go back.

Whether there is an active water source. A weeping angle stop or a failing galvanised supply brings in a licensed plumber and, in Houston, a permit for that portion of the work. Older homes are more likely to turn a cabinet job into a plumbing job.

Damage beyond the cabinet. Long-term moisture reaches the subfloor, the base of the wall, and sometimes the flooring, and none of that is visible until the box is out.

Ventilation correction — larger fan, new duct run to an exterior termination, a timer switch — adds an electrical component. Tile or flooring repair where the old cabinet footprint differs from the new one. Finish matching to the rest of the room, which is harder on stained wood than on paint. We look before pricing, since what is under the sink decides most of it.

Common questions

Can a better exhaust fan really extend cabinet life?

It removes the moisture load that drives most of these failures, so yes, indirectly. What matters is that the fan is sized to the room, ducted to an actual exterior termination rather than into the attic, and run long enough after a shower — a timer switch does that better than habit. Attic-dumped ducts are common in this metro and cause problems well beyond cabinetry.

The bottom of my vanity is soft. Is that always a leak?

Not always. In Houston it is often condensation off the cold supply line plus general room humidity soaking into a particleboard panel over years. It can also be a slow weep at an angle stop or trap that never puddles enough to be noticed. We check all three, because replacing the cabinet without finding the water source just restarts the clock on the same failure.

Why does the gap above my linen tower open and close?

Seasonal slab movement. The clay soils under Houston homes swell in wet months and shrink in dry ones, and the slab moves with them — the same reason doors bind in late summer. A tall cabinet fastened tight to both floor and ceiling has to show that somewhere. Done right, the joint is designed to move and to be caulked, rather than being a rigid connection that eventually cracks.

My cabinet doors will not stay adjusted. What is happening?

Usually stripped hinge screws in a particleboard edge, or a box that has racked because its back is stapled rather than captured. Adjusting the hinge treats the symptom. The fix is either re-anchoring into solid material or, if the box has moved, replacing it. If several doors on the same run drift together, the box is the problem, not the hardware.
