Think of the shower in layers with different lifespans. The waterproofing membrane and the drain body are meant to last the life of the assembly, and they only fail early if they were installed wrong or punctured later. Tile and grout are long-lived but not permanent; cementitious grout wears and stains, and in a hard-water bathroom the lower courses take the worst of it. Silicone at the inside corners, at the floor-to-wall joint and around the drain and niche sill is a consumable and should be planned for replacement, because it is doing the job of a movement joint. Valve cartridges and diverters are consumables too. Glass coatings wear off. Fan bearings dry out and airflow drops long before the fan is noisy. The right install decisions are the ones that keep every consumable reachable: a valve line with available parts, an access route to the drain, and a fan you can service from below.

What gets specified, and why

Choose for the ten-year picture. Porcelain does not care about hard water. Marble and limestone etch, so they need a penetrating sealer on a schedule and a pH-neutral cleaner, and if nobody in the house will do that, specify porcelain that looks like stone. High-performance cementitious grout is easier to repair than epoxy; epoxy resists staining better but is harder to patch invisibly. Silicone should match the grout and be a mildew-resistant sanitary grade, and it should be cut out and replaced rather than layered over. Solid grates and tileable linear drains both clog; the removable ones are easier to keep clear. Chrome survives our humidity better than some living finishes, which is a taste decision with a maintenance consequence. Above all, pick fixture brands whose cartridges you can still buy in a decade.

Why the Gulf Coast changes this job

Two things drive ageing here. Hard water leaves a mineral film on glass and fixtures that becomes etched into the surface if it is left to bake in; that is why a coating and a squeegee do more for a ten-year-old shower than any cleaner. And ambient humidity means the room simply does not dry between uses unless air is moved out of it. A fan that discharges into the attic instead of through the roof or a wall dumps moist air above your ceiling, and after a few Gulf Coast summers you see it as stained ceiling paint or corroded fasteners. Slab movement shows up in the tile as seasonal hairline cracking at the corners, which is exactly what the silicone joints exist to absorb.

Where these jobs go wrong

The most common long-run failure is caulking over old caulk. Mould grows under it, the joint loses adhesion, and water tracks behind the tile at the exact place the assembly moves. Cut the old bead out. Second is treating the fan as decor: airflow degrades quietly, so if the mirror stays fogged longer than it used to, the fan or the duct is the problem. Third is pressure-washing or using acidic descalers on stone and on grout, which strips the sealer and opens the surface. Fourth is ignoring a hairline crack in a corner joint, which is often only movement but is also the first visible sign of a substrate problem worth looking at. Fifth is drilling into a finished shower wall for a shelf or a grab bar and puncturing the membrane, which is why blocking gets installed for those before the tile goes on.

What moves the price

Maintenance is cheap. Repair is not, and the price is set by how much finished work has to come off to reach the problem. Replacing silicone joints and a valve cartridge is a service call. Re-grouting a whole shower is labour by the square foot. Chasing an actual leak means opening tile, and once tile comes off, matching a discontinued product usually means retiling a wall or the whole compartment. Stone re-sealing is priced by area and condition. A fan replacement is modest unless the duct run has to change, which in a Houston attic often means new insulated duct and a proper roof or wall termination. The single largest driver is how long a leak has run before someone looked at it.

How a project runs

For a service visit we look first, without demolition: check the silicone joints, the grout at the corners and the drain, run water and watch the valve and the drain rate, test the fan for actual airflow rather than noise, and inspect the ceiling below if there is one. That usually identifies the work. Small items get done on the visit. If the evidence points behind the tile, we say so and scope an opening in the least destructive place, normally from an adjacent closet or hallway wall rather than through the finished shower. Common questions

How often should the silicone be replaced?

When it discolours, peels, or shows a gap at the edge, not on a fixed calendar. In a heavily used Houston bathroom that tends to come around well before the grout needs anything. Replacement means fully removing the old bead, drying the joint, and running a new one in a mildew-resistant sanitary silicone matched to the grout colour.

My grout is cracking in the corners. Is the shower leaking?

Usually not yet. Corners and the floor-to-wall joint are where two planes move against each other, and rigid grout in those places cracks by design failure rather than by water. The correct fix is to remove the grout from those joints and replace it with silicone. If the cracking is in the middle of a field, that is a different conversation.

Can hard-water etching be polished off the glass?

Light mineral film can be removed. Once the deposit has etched the glass surface, restoration is a mechanical polish with a real risk of distortion, and replacing the panel is often the more sensible answer. Prevention is cheaper than either: a coating applied at install, resqueegeeing after use, and reapplying the coating when water stops beading.
