In the older house the work starts underneath. We confirm what is actually there before anything is drawn: where branch circuits run, whether the kitchen is fed by aluminium branch wiring, whether a drain is within reach. Demo removes the peninsula, the soffit, usually a run of flooring. Island wiring is pulled new in copper on its own circuit, and any aluminium terminations we open get addressed with listed connectors rather than buried again. A prep sink means trenching the slab for drain and vent, or moving the sink to the wall side and dropping the idea. The floor is then brought flat with self-levelling compound or a bonded mortar bed, boxes set, shimmed and anchored, and only then does the fabricator template.
In the newer house the base often exists and services are run. Work shifts to anchoring and layout. A post-tension slab gets scanned before any anchor goes in, and the base is held with cleats and structural adhesive at shallow depth rather than long anchors. Existing island receptacles often sit exactly where the waterfall panel wants to land, so they move first. From template onward both houses match: slab layout for vein match, mitre fabrication, dry fit, set, joint.
What gets specified, and why
Engineered quartz is the common choice because slabs are consistent, which makes a mitre easier to match, and it needs no sealing. Its weakness is sunlight: resin binders can shift colour in a kitchen with a big unshaded west window, so we look at glazing before specifying it there. Quartzite is natural, very hard, and holds a mitre well, but it is porous enough to want sealing and slabs vary, so vein matching takes slab selection at the yard. Granite is durable and forgiving on price but rarely gives the continuous vein people want in a waterfall. Sintered porcelain panels are thin, light and UV stable, and are the best answer for a sun-flooded room, though the mitred arris is brittle and needs careful handling and a slight eased edge. Butcher block does not belong on a waterfall in this climate; it moves with humidity across the grain and will open the joint. Mitres are bonded with colour-matched polyester or epoxy, floor line in silicone.
Why the Gulf Coast changes this job
A waterfall panel is a rigid bridge from cabinet to floor, which is the one thing our clay soil punishes. A 1960s slab inside the Loop has already gone through decades of summer shrink and winter heave, and it is common to find the island footprint out of level by a noticeable amount corner to corner. Level that with compound before cabinets, not with shims under stone. Newer post-tension slabs in Katy and Fulshear tend to be flatter but move as a plate, and you cannot drill them blind. In both houses the panel bottom gets a compressible joint and flexible sealant at the finish floor rather than rigid grout, so seasonal movement shows as a hairline at the floor instead of an opened mitre at the corner. Humidity argues for plywood cabinet boxes throughout; particleboard swells where mopping water sits against a toe kick.
Where these jobs go wrong
Templating before the finish floor is down is the most expensive error, because the panel is cut to a floor height that then changes. Second is skipping slab layout: the fabricator cuts both halves from the same slab in sequence so the vein carries around the corner, and if that is not planned the mitre reads as two unrelated pieces. Unsupported overhang is next. Three-centimetre stone will cantilever only so far before it wants steel flat bar or concealed brackets in the cabinet, and a waterfall end panel often removes the leg someone was counting on. On post-tension slabs, drilling without scanning risks a tendon and is not a repair anyone wants to price. Setting the base without anchoring it to the floor guarantees the mitre opens as the box racks. Rigid grout at the floor line cracks. And an outlet planned after the panel is drawn ends up in the middle of the stone face.
What moves the price
Material class is the obvious one, but slab count moves the number more than people expect. A waterfall consumes a run of stone that would otherwise have been counter, and vein matching means buying sequential slabs from the same block rather than whatever is on the rack. Mitre fabrication is skilled hand labour on top of that. Below the stone, the older house adds cost the newer one does not: floor levelling, a new circuit, electrical permit work, and any drain relocation through a slab. The newer house adds scanning and specialised anchoring. Overhang steel, access for a heavy panel through a finished house, seam count, and demo of an existing island all register.
How a project runs
We look at the kitchen first, including what is under the floor and where power comes from, because that determines whether the island you want is realistic. Design and slab selection happen together at the yard. Trades run in order: demo, then rough electrical and any plumbing with inspections, then floor, then cabinets set and anchored. Digital templating happens only after cabinets and finish floor are complete. Fabrication and dry fit occur off site. Common questions
My house is from the 1970s. Can I get an island with a sink?
Sometimes. It depends on whether a drain and vent can reach the island location without excessive slab trenching, and how your existing drain lines are running and holding up. We check that before designing. A prep sink is a different question from a full sink, and moving the main sink to the perimeter is often the cheaper, better answer.
Can you drill into a post-tension slab for the island?
Not blind. The slab is under load from steel tendons, and cutting one is a serious repair. We scan the area first, and in most cases anchor with shallow fasteners and structural adhesive to a cleat rather than deep anchors. If the layout requires depth we relocate the anchor points rather than gamble.
Will the mitre joint open over time?
It can if the base is not anchored, the floor is not flat, or the panel is grouted rigidly to the floor. Built with a level base, mechanical anchoring, and a flexible joint at the finish floor, the mitre stays closed while the slab moves seasonally. Nothing is immune to a foundation actively failing.
