Two tone cabinetry lands very differently in a 1958 bungalow in Garden Oaks than it does in a 2004 builder kitchen in Katy. The older kitchen usually has plaster or lath-and-plaster walls, out-of-square corners, a floor that has moved, cast iron drains and possibly aluminium branch wiring behind the backsplash. The newer kitchen is square, drywalled, on a post-tension slab, and full of oversized honey-stained cabinetry that is structurally fine and visually dated. One of those kitchens needs construction before it needs cabinetry. The other mostly needs a decision about what stays. The two-tone question sits on top of that, and the answer changes accordingly.

Why this is different on the Gulf Coast

The older stock brings pipe and wiring problems that a cabinet job exposes. Galvanised supply narrows internally, so the run behind a sink base is worth replacing while the wall is open. Cast iron drains in that vintage can be thin at the invert. Aluminium branch wiring, found in some mid-70s Houston houses, needs proper connectors rather than being ignored behind a new backsplash. Newer western-suburb houses on post-tension slabs bring a different issue: seasonal slab movement over expansive clay shows as cabinet runs going slightly out of level, gaps opening at crown or at a scribe, and doors falling out of alignment a year after install. That is soil, not workmanship, and it is why hinges with six-way adjustment are worth specifying here. Both vintages share the humidity load. Sink base floors in particleboard swell after any slow leak, and a two-tone kitchen with a beautiful painted island can still be sitting on failing boxes.

What we actually do

In the older kitchen, work begins before cabinets. Walls and ceilings get assessed, popcorn ceilings dealt with if present, and the mechanical services opened up: galvanised supply behind the sink wall, a cast iron drain that has thinned, circuits that were never intended to feed a modern kitchen, and often no dedicated small-appliance circuits at all. Only then does layout get set, because in a house with no square corner the cabinet run has to be laid out to a reference line with generous filler and scribe allowance. In the newer kitchen the sequence inverts. The boxes may be sound and the layout workable, so the honest question is whether to reface, replace doors and repaint boxes, or replace outright. Two tone typically arrives as a painted island against a repainted or replaced perimeter, or as painted lowers under stained uppers. Either way, install runs to a laser reference, scribed to walls, island squared and fixed, then countertop template on installed cabinets.

Choosing materials

In older houses the practical constraint is that nothing is square, so frameless cabinetry with tight reveals is less forgiving than a face-frame build with proper scribe stiles. A stained face-frame perimeter with a painted island suits that geometry, and inset doors in an out-of-square room are a commitment that requires real accuracy. Species selection should respect the house: white oak, alder or hickory take stain evenly, while maple blotches without a conditioner and red oak’s open grain reads strongly beside a smooth painted island. In newer builder kitchens the existing boxes are frequently particleboard with a printed melamine interior, which paints acceptably on visible faces but does not become a plywood box. If those are staying, check the sink base floor and the toe kick first. Painted components should be MDF or mitred MDF regardless of vintage, because our seasonal humidity swing is what cracks paint at a solid-wood stile-and-rail joint.

What moves the price

In older houses, the money is often spent before cabinetry: replacing galvanised supply, addressing a cast iron drain, adding circuits, correcting framing, and levelling floors or ceilings enough for a cabinet run to look right. None of that is visible in the finished kitchen and all of it is real. In newer houses the fork is what stays. Reusing sound plywood boxes with new doors and a two-colour finish is materially cheaper than replacing the run. Beyond that, the usual movers apply in both: door construction and finish type, whether the stained half is a premium species or veneer, how many finished end panels and integrated appliance panels are involved, non-standard island height, and whether any wall or plumbing relocation is part of the plan.

Bellaire housing stock

Bellaire is its own city inside the Loop, with its own building department and its own rules — not Houston’s. Much of the original stock is 1940s–1960s one-story ranch and cottage homes on slab, and a large share of those lots have been rebuilt over the past couple of decades with two-story new construction. That split matters on a remodel. In an original mid-century house you should expect cast iron drain lines, galvanized supply, eight-foot ceilings, a kitchen sized for 1955, and textured ceilings that may contain asbestos and need testing before anyone scrapes anything. Slabs here sit on expansive clay, so tile that was set without proper substrate prep or a movement joint tends to telegraph a crack along the same line every dry summer. The work we see most: opening the kitchen wall into the living room, converting a cramped hall bath, and adding a primary suite. In the rebuilt homes it is usually finish-level updating rather than systems work.

Where these jobs fail

Designing an older kitchen from a tape measure and assuming parallel walls. Measure diagonals, find the reference, and build in filler. Ordering frameless cabinetry with minimum reveals for a room with a bowed plaster wall. Closing a backsplash over galvanised supply or unaddressed aluminium branch connections that were visible during the work. Painting builder-grade particleboard boxes without checking whether the sink base floor is already swollen. Scribing hard to a wall in a slab house with no allowance for movement, so a gap opens seasonally and the caulk line splits. Matching a new painted island to an existing stained perimeter using a photo rather than a physical sample, which never accounts for the amber shift in an aged finish. Setting uppers to the ceiling in a house where the ceiling is not level. Reusing existing hinges that have no adjustment left. And leaving a two-tone kitchen with no dedicated circuits, so the visual upgrade sits on 1960s electrical.

What to expect

The room is measured and checked for square, level and plumb first, and in older houses walls are opened where services need to be seen. Mechanical and electrical work happens before finishes. Cabinetry is ordered or built to the verified dimensions with scribe allowance appropriate to the house. Install runs perimeter to a laser reference, scribed and shimmed, then the island set square and anchored. Countertops template on installed cabinets. Doors and fronts hang last and get aligned after everything is fixed, since that is when the reveals are real. Common questions

Can I mix a new painted island with my existing stained cabinets?

Yes, and it is a common way to get the effect without replacing everything. The work is in matching overlay, reveal and door profile so the island reads as part of the same kitchen rather than an addition, and in choosing a paint that sits well against an aged stain that has ambered. Physical samples in your kitchen, not photos.

Does opening the wall for cabinets mean a permit?

Cabinetry itself generally does not, but the plumbing and electrical work that often accompanies a kitchen in an older Houston house typically does. Requirements differ between the City of Houston and unincorporated Harris or Fort Bend County. My 1970s kitchen has solid wood cabinets. Worth keeping?

Possibly. Solid frames and plywood boxes from that era are often better built than current stock cabinetry. What decides it is layout, box depth, whether the drawer boxes and glides are worth upgrading, and the condition of the sink base. If the layout works and the boxes are sound, new doors plus a two-colour finish is a legitimate route.

Why does my 2005 kitchen have gaps opening at the crown?

Most likely seasonal slab movement over expansive clay, which is normal across the western suburbs. The house moves, the rigid cabinet run does not, and the joint opens. It is usually addressed at the trim and scribe rather than by re-hanging cabinets, and adjustable hinges let doors be brought back into alignment.
