New cabinets photograph well on day one. The question worth asking is what the same kitchen looks like after ten Houston summers. Painted shaker frames collect wear at three places: the door edge near the pull, the rail where a solid panel shrinks away from paint, and the sink base, where humidity and slow leaks do quiet damage. Hinges and soft-close runners are mechanical parts with a service life. Caulk lines at the ceiling and backsplash open and close with the seasons because the slab underneath moves. None of this is failure. It is maintenance, and the specification made at install decides how much of it you get.
Scope of work
An ageing-focused install pays attention to the parts nobody sees. Sink base floors are sealed and fitted with a removable waterproof liner, and the supply and disposal connections are left accessible rather than buried behind a fixed panel. Toe kicks are separate scribed pieces so a wet dishwasher event can be repaired without pulling boxes. Hinges and drawer runners are specified from a mainstream European line so replacement parts exist a decade out. Every box is fastened through its hanging rail into framing with proper cabinet screws and shimmed to a benchmark line, so seasonal movement racks the run less. Crown is attached to the cabinets and met at the ceiling with a flexible joint rather than a rigid bead. Filler and scribe stock is cut to the wall so a repaint later does not reveal a gap. Doors and fronts are adjusted to an even reveal only after the house has been closed and conditioned, because reveals set in an open, humid house will not hold.
What gets specified
Longevity comes down to four choices. Boxes: plywood over particleboard, because it survives a leak and holds screws. Panels: MDF centre panels for paint, since a solid panel telegraphs a shrink line at the rail within a couple of seasons; solid or veneer panels for stain, where MDF is not an option. Finish: a factory-applied catalysed coating cures hard and resists blocking, while site-rolled latex stays soft for weeks in this climate and keeps marking. Hardware: six-way adjustable concealed hinges and undermount full-extension soft-close runners, because both are adjustable and both are replaceable. Beyond that, expect the wear items to be exactly that. Soft-close dampers weaken. Runners collect grit and want a vacuum and a wipe, not oil. Silicone at the sink deck should be cut out and redone when it discolours rather than caulked over. Interior shelf pins and hinge plates loosen and want a quarter turn every couple of years.
What Houston conditions demand
Indoor humidity is the constant. A closed-up Houston house still runs warm and damp in the shoulder seasons and any time the AC struggles, and that is what makes site-applied paint block, so doors stick to frames and pull paint when opened. It is also what swells an unsealed particleboard sink-base floor from a fitting that weeps a teaspoon a day. Seasonal clay movement handles the rest: the crown-to-ceiling line opens in one season and closes in another, backsplash caulk cracks, and doors that hung even in spring show a taper by late summer. Light matters too. White paints and clear catalysed finishes amber over years, so a door replaced in year eight rarely matches the originals exactly, which is an argument for keeping two spare doors from the original run boxed and stored inside.
What we see in Houston
Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.
Common mistakes
Treating a ten-year kitchen like a photo shoot. Cleaning painted shaker with a degreaser or an abrasive pad burnishes the sheen off the rails around the pulls and cannot be repaired without repainting the door. Second, leaving the sink base unsealed and unlined, then discovering the swell only when the door will no longer close. Third, hard caulk at the ceiling, which cracks every dry season and gets recaulked over until the line is a lump. Fourth, painting doors on site and reinstalling them the same day, which is how a whole kitchen ends up with paint pulled off the stiles the first time the house is closed up. Fifth, no spares: no leftover doors, no touch-up from the original batch, no note of the finish. Sixth, over-tightening hinge screws into stripped particleboard rather than repairing the hole, which turns a sagging door into a replaced door.
Where the budget goes
Anything specified for longevity costs more at install and less later. Plywood boxes over particleboard is a real premium across a full kitchen. A factory catalysed finish costs more than site paint and is the single best money spent in this climate. Inset doors are the most demanding thing you can ask for here, since tight reveals and seasonal movement fight each other, and they carry both a material and a labour premium. Beyond that the drivers are kitchen size, drawer count, and how much of the interior is fitted out with organisers, which are the parts most often trimmed and most often missed. Hardware quality is a smaller number than people expect and shows up every day for a decade. Repair access built in at install costs almost nothing and saves a box replacement later.
The process
The install follows the usual order with two additions for the long view. Doors and fronts are adjusted a second time after the house has been closed and conditioned for several days, so the reveals set against real interior conditions rather than a job site with the doors open. And a short handover covers the parts that wear: which cleaner is safe on the finish, how to adjust a concealed hinge, how to release and reseat an undermount runner, when to redo the sink silicone. Spare doors and touch-up from the original run are labelled and left with the homeowner. To talk through specification with the ten-year view in mind, call (281) 235-6971.
Common questions
Will a replacement door match if one gets damaged in year eight?
Rarely an exact match. White paints and clear coats amber slowly, and finish batches change. That is why two spare doors from the original run, stored flat and inside, are worth keeping. If no spares exist, the usual fix is replacing the door and refinishing the run it sits in, so the eye reads one plane.
How long should painted shaker doors last before refinishing?
A factory catalysed finish in a normal family kitchen usually looks good for many years, with wear appearing first at the door edges near the pulls and around the trash pull-out. Site-painted doors typically show wear much sooner in this climate. Either can be refinished, but doing it off site with the doors removed gives a far better result.
Is there anything I should be doing yearly?
Vacuum the drawer runners and wipe them dry, check the sink base for dampness or staining, snug hinge and hinge-plate screws, and look at the silicone bead at the sink deck. Every few years the caulk line where crown meets ceiling will want cutting out and redoing, since seasonal slab movement opens it.
