A scullery is a second working kitchen behind the show kitchen: a sink, a dishwasher, storage, a run of counter, sometimes a second oven or a coffee setup. Building one into an existing Houston house is mostly a plumbing and electrical job wearing cabinet clothes, and that is what dictates what your life looks like for the duration. There will be a water shut-off day. If the drain has to reach a new location, there is a chance of concrete work inside your house, with the noise and dust that implies. Your main kitchen may stay usable for most of it, or not, depending on which wall the sink lands on.

Houston housing stock

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What we actually do

The job runs in a fixed order and the order is what you feel. Layout is set and marked on floor and walls first, including exact sink and appliance positions, because everything below is committed to those. Demo follows, with plastic containment and negative air at the opening. Then plumbing rough: supply branches in the wall, drain and vent established. If the new sink can sit back to back with the existing kitchen wet wall, that is a wall opening. If it cannot, it is a slab saw-cut and trench, and on a post-tension slab that is preceded by scanning to locate tendons. Electrical rough follows, with dedicated circuits for the dishwasher and any appliance garage, GFCI-protected counter receptacles, lighting and switching. Framing corrections, blocking, insulation where an exterior wall is opened, then drywall, tape, texture and prime. Cabinets set and levelled to the floor you actually have rather than the one on the drawing. Counter template, fabrication, install. Sink, faucet, disposal and dishwasher connected. Flooring, trim, door, paint, hardware, punch list.

Choosing materials

Specify with the room’s job in mind, because it will be wet, closed and worked hard. Cabinet boxes in plywood rather than particleboard, since a scullery gets splashes and steam and particleboard swells at the toe kick and never recovers. Catalysed or conversion finishes on doors hold up to repeated wiping better than thermofoil, which lifts at the edge next to a dishwasher. Quartz is the practical counter default; laminate is a legitimate choice when the budget belongs elsewhere; a butcher-block landing is fine as long as it is not beside the sink. A reasonable-gauge stainless sink or fireclay, undermounted with a properly sealed rim. Flooring usually continues from the kitchen: porcelain tile over a properly prepared substrate handles water well, and luxury vinyl plank is quieter underfoot and more tolerant of slab movement. A solid-core door on a proper jamb does far more for noise and steam containment than a barn door, which never seals. Hardware means full-extension undermount slides and a pull-out bin near the sink.

Why this is different on the Gulf Coast

Two Houston specifics change the daily experience. The first is the slab. Most houses here sit on slab-on-grade over expansive clay, so moving a drain means cutting concrete rather than lifting floorboards. If the house is post-1985 in Katy, Cypress or Fulshear, that slab may be post-tension, and cutting one requires scanning to locate tendons before a blade touches it, because a severed tendon is a structural repair rather than an inconvenience. Concrete cutting is loud, wet and dusty, and the trench stays open until the plumbing inspection passes, so plan to be elsewhere for that stretch. The second is humidity and dust. Opening a wall in August in a conditioned house means the system will try to condition the work zone, so we seal returns in the area and keep containment up. Otherwise fine gypsum dust reaches the coil, and joint compound takes far longer to dry in a room already sitting at high indoor humidity.

Where these jobs fail

Under-planning the utilities is the big one. A scullery with a dishwasher, disposal, microwave, warming drawer and coffee machine needs its own circuits, and splitting them off the existing kitchen’s small-appliance circuits produces nuisance trips forever, assuming the panel even has the spaces. Second, drain slope. A long horizontal branch without adequate fall drains slowly and gurgles, so sizing, pitch and venting have to be settled at design rather than at rough-in with the walls already open. Third, doorway width, since appliances and cabinet boxes have to physically get in and a narrow cased opening makes the last day miserable. Fourth, no air path: a closed room with a dishwasher venting steam and no return, transfer grille or undercut door goes warm and damp and stays that way. Fifth, cabinets built to a laser line on a slab that is not flat, so doors and drawers drift out of alignment as the slab moves seasonally. Sixth, a shut-off valve nobody can reach behind the appliance.

What to expect

Before demo you get a schedule naming the disruptive days: the water shut-off, any concrete cutting, drywall sanding, and the gap while stone is fabricated. Containment goes up before anything opens and we seal returns in the work area. Trade permits are pulled where required, and that differs between the City of Houston and unincorporated Harris or Fort Bend. Rough-in trades go in, inspections happen where applicable, and only then does anything close. There is a genuine pause between cabinet install and counter install while the top is templated and fabricated, and sinks and dishwashers connect after the counter, so the room is out of service for a stretch. What moves the price

Where the sink lands is the single biggest lever. Back to back with an existing wet wall costs a fraction of a new drain across the slab, and slab work with scanning, cutting, trenching, tie-in, re-pour and floor repair is a real line item. Panel capacity is next, and a subpanel for the added circuits is its own job. Whether a wall moves, and whether it carries load, changes the entire framing scope. Appliance count drives both trades. Cabinet grade moves the number more than most people expect, and so does counter material and edge detail. If a cooking appliance goes in, the room needs its own exhaust, which adds ductwork and a termination. Finally, finish matching, since continuing an existing floor and wall texture into a new room is skilled labour.

Common questions

How bad is the dust?

Demo and drywall sanding are the two bad phases. Containment, floor protection and negative air at the opening keep the bulk of it inside the work zone, and sealing nearby returns keeps gypsum dust out of your air handler. It does not make the house dust-free. If anyone in the household has a respiratory sensitivity, say so at the walkthrough so containment is planned harder.

Can we live in the house through it?

Most people do. The stretches worth planning around are concrete cutting, if the slab is involved, and drywall sanding. Everything else is noise between working hours. A microwave, a kettle and a temporary washing arrangement covers most of it, and the work can often be staged so the main kitchen comes back before the scullery is finished.

How long will my main kitchen be out of use?

It depends where the scullery plumbing ties in. If it shares a wall with the existing kitchen sink, expect the main kitchen down for the tie-in and any adjacent cabinet work. If the scullery is fully separate and no shared wall is opened, the main kitchen often stays usable through most of the job with a few interrupted days. We map that before starting rather than after.

Will there be a day with no water?

At least one, usually short, when supplies are cut and rerouted, plus brief shut-offs at tie-in and again at final connection. Those get scheduled and you hear about them the day before. If a slab cut is involved, that section of drain is out of service from the cut until the plumbing inspection passes and the trench is closed.
