The primary bathroom in a 1972 ranch inside the loop and the primary in a 2006 house in Cinco Ranch present as the same job and are not. One is a small room with cast iron underfoot, galvanised in the wall, a textured ceiling of unknown composition, and a footprint that was generous in its era and is not now. The other is a big room with a corner garden tub nobody has filled since the closing, cultured marble everywhere, PEX in the walls and a post-tension slab underneath. Different discoveries, different constraints, different money. Knowing which house you own is the fastest way to a realistic plan.

Local building realities

Both houses sit on clay and both move, but they move differently. The older ranch has settled substantially, so walls are out of plumb, floors are out of level, and every built-in gets scribed to conditions as found. Doors bind seasonally. The newer post-tension slab is flatter and still active, and it is the reason any drain relocation there begins with a scan rather than a saw.

Humidity treats them differently as well. The older house often has no mechanical ventilation in the bathroom and a leaky envelope that has been quietly compensating. Add a proper fan ducted outside and you fix a problem the house has had for fifty years. The newer house is tight, so moisture stays put and an undersized builder fan lets it sit in the grout and the cabinet. Either way, the fan is not a trim item.

Hard water applies to both and drives the same specification: coated glass, PVD finishes, cartridge valves with parts available locally, and no calcite stone on surfaces that will meet acidic descalers. If the address has flood history — and parts of the inner loop do — receptacle heights and base materials change.

How the job is built

In the older house, the work starts with what is behind the finishes. Galvanised supply lines that have narrowed enough to affect flow, a cast-iron closet bend and drain that may be scaled or bellied, and no exhaust fan at all in many of them — just a window that nobody opens. Tile is often set in a thick mortar bed, which makes demolition heavier and reveals real thickness differences at the transitions. Ceilings with pre-1980 popcorn texture should be tested before disturbance rather than assumed safe. The scope conversation is how far into the drain and supply you go, and whether the plan is to re-pipe the bathroom back to an accessible point or to leave sound sections alone.

In the newer house the systems are fine and the layout is the problem. The corner garden tub eats a quarter of the room to no purpose, and converting it to a larger shower or a freestanding tub is the most common request we get in that stock. That is a drain relocation on a post-tension slab, which means scanning to locate tendons before any concrete work and often designing to avoid it entirely. Cabinets are particleboard with thermofoil, so they are replaced rather than refinished. Cultured marble tops come out as single pieces.

Products and materials

Repair work depends on matching, so the first question is whether the tile, grout colour and trim are still available. Grout colour rarely matches an aged floor exactly, which is why regrouting a whole surface reads better than patching one area. Silicone at every change of plane, matched to grout colour, replaces cracked grout in those joints. Valve cartridges are usually available for mainstream brands long after the trim style is discontinued, so a scaled valve can often be rebuilt rather than opened up. Reglazing a tub or tile buys time and looks good initially, but in a wet Houston master bath it is a finish with a life, not a permanent fix, and it should be presented that way. On the replace side, the materials are the assembly ones: pre-sloped pan or recessed slab, sheet or liquid-applied membrane, bonded flange drain, uncoupling or crack isolation layer under floor tile, and plywood vanity boxes rather than particleboard.

Cost factors

The older house carries discovery risk. Galvanised supply and cast-iron drain conditions are not fully known until walls and floor are open, and how far you re-pipe is a scope decision with a real number attached. Asbestos testing on a pre-1980 textured ceiling is inexpensive; abatement, if it is positive, is not, and it is specialist work. Structural changes to enlarge a small footprint bring framing, headers and sometimes a load path into the job.

The newer house carries layout cost instead. Removing a garden tub and relocating a drain on a post-tension slab is the expensive item, and the scan comes before the estimate can be honest. Against that, everything else in the room is straightforward: no surprises in the walls, standard framing, easy electrical extension.

Both share tile quantity and format, glass, cabinetry grade, stone and fixture level. Both are affected by whether the shower becomes curbless.

Missouri City homes and this work

Missouri City has two distinct remodeling populations. Quail Valley and the neighborhoods around it are largely 1970s and 1980s — sunken living rooms, wet bars, dark paneling, a primary bath split into a closet-sized shower and a mirrored vanity wall, popcorn ceilings throughout. Homes from that window can carry aluminum branch circuit wiring, and the later end of it can carry polybutylene supply lines. Both are worth identifying early, because either one changes the scope of a kitchen or bathroom significantly. The Sienna side and other newer sections are 1990s onward and need very little systems work; there it is finish upgrades, primary bath conversions, and outdoor living. All of it is slab on grade over expansive clay, which is why we prep substrate and detail movement joints rather than setting tile straight onto a slab and hoping for the best. Permitting depends on whether your address falls inside city limits or in unincorporated Fort Bend County.

What to watch for

In older homes: scraping pre-1980 ceiling texture before testing it; connecting new PVC to cast iron that the camera would have shown was cracked; leaving scaled galvanised supply in the wall and blaming the new trim for poor flow; pigtailing aluminium branch wiring with connectors not rated for it; and reusing an old drain flange that will not bond to a modern membrane. In newer homes: cutting a post-tension slab without scanning for tendons; framing a curbless entry after the slab work has been priced out, so the drain ends up too high; and setting large-format tile straight onto concrete with no crack isolation, then finding a straight crack the first dry summer. In both: undersized or attic-dumping exhaust, ordering glass before tile is set, and skipping a flood test on the pan because the schedule is tight.

How a project runs

The first visit differs by vintage. In older stock we want to see the panel, the water pressure, any accessible drain cleanout, and the ceiling texture, and we will recommend testing before disturbance where the age warrants it. In newer stock we establish the slab type and get a scan scheduled if the layout involves moving a drain, because that answer shapes the design.

From there both follow the same order: complete selections, demolition, rough trades, inspections where required, insulation and board, waterproofing with a witnessed flood test, tile, cabinets, tops, paint, fixtures, glass, punch. The difference is where the contingency sits. In an older home we build in room for what the walls reveal and report it as we find it. In a newer home the plan is firmer earlier. Permitting varies — City of Houston, unincorporated Harris and Fort Bend each run their own process, and incorporated cities run theirs.

Common questions

My popcorn ceiling is from the seventies. What now?

Have it tested before anyone scrapes it. Textured ceilings from that era can contain asbestos, and testing is inexpensive relative to the consequences of guessing. If it comes back clear, removal is ordinary messy work. If it comes back positive, it is specialist abatement by a licensed firm and is not something a remodelling crew should handle. We will not disturb it either way until you have a result in hand.

Why does the newer house cost as much as the older one?

Because the money sits in different places. The older house spends on discovery, re-piping and structure. The newer house spends on relocating fixtures across a slab that resists it and on replacing builder-grade cabinetry and tops wholesale rather than refinishing anything. Finish level, tile quantity and glass are the same conversation in both. The line items differ far more than the totals do.

Should I re-pipe the whole house while the bathroom is open?

It is worth pricing, not automatically worth doing. If the bathroom walls are open and the supply is galvanised, re-piping that bathroom is efficient. Extending to the whole house is a bigger job with its own access requirements and disruption, and it is a separate decision on its own merits. What we will not do is quietly reconnect new fixtures to a supply line we can see is failing without telling you what we found.

Can the garden tub just be removed and tiled over?

The alcove can be converted, and that is one of the most requested changes in western-suburb houses. The question is what happens to the tub drain in the slab. Sometimes the new shower drain can land close enough to work with. Sometimes it cannot, and on a post-tension slab that becomes a scan-and-redesign exercise rather than a saw-cut. We establish which case you are in before designing the shower around it.
