Houston 77021 sits about 18 miles from our shop, and linen closet build is work we do there regularly.

Linen closets fail quietly. The shelf develops a bow that you notice a year in. The door starts catching on the strike in August and clearing in February. Everything stored inside picks up a smell that will not wash out. The texture patch around the new opening catches the light differently than the rest of the hallway. None of these are dramatic, and none of them are unavoidable. They are the predictable results of specific decisions made during the build, and in Houston most of them trace back to two things: the way the slab moves with the seasons and the way humid air behaves in a sealed box.

Scope of work

Preventing each one is a specific step. Sagging is prevented by matching material to span: plywood with an applied hardwood front edge, or a shorter span, or a center support. Particleboard shelving on a long span under stacked linens will bow, and no amount of care in loading prevents it.

Binding doors are prevented by hanging the door plumb with a consistent reveal, using adjustable hinges, and not setting the reveal so tight there is no room for seasonal movement. Framing on a slab should have plates fastened properly and pressure-treated lumber where it contacts concrete.

Mustiness is prevented by airflow: louvered or undercut door, vents, ventilated shelving or a back gap behind solid shelves, and proper insulation if the closet backs an exterior wall.

Texture mismatch is prevented by matching the existing pattern, feathering the patch well past the joint, and priming everything before paint so the sheen is uniform.

And shelves pulling out of walls are prevented by fastening cleats into framing rather than into drywall alone.

What Houston conditions demand

The seasonal door bind is a Houston signature. Expansive clay under the slab swells in the wet months and shrinks in the dry ones, and the whole house racks slightly as it does. A door hung with a hairline reveal in one season will rub in the other. This is normal, it is not a defect in the door, and the answer is to hang it with enough reveal and adjustable hardware that it can be tuned rather than rebuilt.

The mustiness problem is equally local. High relative humidity most of the year plus a sealed closet full of absorbent fabric is exactly the wrong combination. This is why airflow is not a luxury detail in a Houston linen closet. It is also why a closet built against an uninsulated exterior wall is a specific hazard here: the wall surface stays cooler, humid air contacts it, and you get mildew on the back of stacked items long before you smell it.

On streets with flood history, keeping the lowest shelf up off the floor rather than storing directly on the slab is a small choice that pays off.

Houston homes and this work

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

Where the budget goes

Doing it right costs a little more up front in three places: shelf material, door hardware and ventilation. All three are modest at build time and expensive to correct afterward, because correcting them means emptying the closet, removing shelving, and often repainting.

The larger cost variables are the same as any small build. What is in the wall cavity, how much texture has to be matched, and how elaborate the interior is.

The costliest surprise is discovering plumbing, ductwork or wiring in the space you wanted to open, because that brings a trade into a project that was supposed to be framing and drywall. A quick investigation before committing to a location is worth it.

Where the money is well spent: plywood shelves, adjustable hinges, and a louvered door or a proper vent. Where it can be saved: shelf styling, door style, interior finish level.

The process

The order that avoids the failures is: investigate the cavity before committing to the location, frame with plates properly anchored to the slab, run any needed mechanical reroutes, drywall and match texture carefully, prime the whole area rather than just the patch, install shelving fastened to framing, and hang the door with a workable reveal.

Then load it and look at it a month later. A shelf that is going to bow starts within weeks under real load, and it is far easier to add a support then than after the closet has become part of the household routine.

If you already have a closet showing any of these problems, most are fixable in place. Sagging shelves can be replaced or stiffened, doors can be adjusted or planed and rehung, and airflow can be added with a vent or a door undercut without rebuilding anything.

Common questions

Why does my closet door only stick part of the year?

Almost certainly seasonal slab movement. Expansive clay soil under Houston foundations swells during wet periods and shrinks during dry ones, and the frame moves with it. A door hung with a very tight reveal has no tolerance for that. Adjustable hinges, a slightly more generous reveal, or a small adjustment at the strike usually resolves it without rehanging the door or blaming the door itself.

How do I get rid of a musty smell in a linen closet?

Empty it, wash everything, clean the interior surfaces and let it dry fully, then fix the cause, which is almost always no airflow. Add a louvered door, undercut the existing door, or add vents. Check whether the closet backs an exterior wall and whether that wall is insulated. Absorbent products help temporarily but do not address why the air in there is not moving.

Can I fix a sagging shelf without replacing it?

Sometimes. Adding a center support underneath, or applying a hardwood strip to the front edge of the shelf, both stiffen it considerably. A shelf that is badly bowed will not return to flat, so those fixes stop it getting worse rather than reversing it. If the shelf is particleboard and the span is long, replacing it with edged plywood at the same time is usually the better use of the effort.

Will the new drywall texture match the rest of the hallway?

A good match is achievable with orange peel and knockdown, which are the common textures in Houston homes, though it takes feathering well beyond the patch and priming the whole area so the sheen is even. Older popcorn ceilings are harder to match and may require testing before they are disturbed. Painting the full wall rather than spot-painting is usually what makes a patch disappear.
