The floor is the easy part to picture. What the work involves
Day one is emptying and protecting. Everything on the floor leaves the kitchen, base cabinets get their contents moved if the toe kick is being touched, and pathways from the kitchen to the exterior door are covered. Containment goes up at every opening with dust collection running, because slab grinding produces very fine dust that finds the rest of the house otherwise.
Appliances come next. The refrigerator is unplugged, the water line shut and disconnected, and it is staged inside the conditioned part of the house rather than a Houston garage. The dishwasher is disconnected at the supply, drain and power. A gas range is disconnected and the line capped by a licensed plumber.
Then demolition, grinding, cleaning, and any flatness correction with self-levelling underlayment, which needs a clear undisturbed floor while it sets. Membrane, layout, setting, grout, silicone joints at the perimeter.
Reinstatement runs in reverse: appliances back once the floor takes weight and the grout has cured, water lines reconnected and checked for weeping, the dishwasher levelled to the new floor height, and toe-kick trim last so it sits on a finished surface.
Materials and specification
Some of what gets specified is for your benefit during the work rather than after it. Dust containment with negative air and a HEPA-filtered vacuum on the grinder is the difference between a dusty kitchen and a house that needs wiping down room by room. Cutting and grinding concrete generates respirable silica, which is handled with water or extraction, not with an open window.
Floor protection along the traffic route matters if the path runs over your existing hardwood, since tile debris underfoot scratches a finish permanently.
On the installed side, the material with the biggest bearing on the schedule is the levelling compound, because it must be poured on a clear floor and left alone. The second is grout: cement grout tolerates being walked earlier than epoxy tolerates being cleaned late.
Silicone at the perimeter and under the toe kick is the last wet material to go in, and it is worth waiting for. Grout jammed into that joint to save a day is the detail that cracks the first time the slab moves.
Building for Gulf Coast conditions
Two Houston conditions change how this week feels. The first is heat. Do not let anyone park your refrigerator in the garage in July; it will run continuously and may not save the contents. Stage it in a conditioned room on floor protection.
The second is humidity, and it affects the schedule rather than the comfort. Mortar, levelling compound and grout cure by chemistry that our ambient moisture slows down. The figures printed on the bag assume conditions that a Gulf Coast summer does not supply, so the honest answer to when you can walk on it is that we will tell you on the day, and it will be later than the bag suggests.
Cutting adds a third. Wet sawing outside is standard, and it needs a shaded spot with drainage that is not your flowerbed, because slurry kills plants and stains a driveway if it dries in place. In storm season the saw station may need to move under cover, which is a small thing that quietly moves the finish date.
Working in Spring
A great deal of Spring was built in the 1970s and 1980s, and that era has a recognizable set of problems. Formal living and dining rooms that get no use. A kitchen walled off from everything. A primary bath with a shower you have to turn sideways in. Popcorn ceilings, and cedar or hardboard siding that has been painted more times than it should have been. Homes from that window can carry aluminum branch wiring, and the later ones can carry polybutylene supply lines, so we look before we scope. The newer sections toward the Grand Parkway are a different conversation — 2000s and later construction where the work is upgrade rather than repair. Mature trees are common here, and they pull moisture unevenly out of clay soil, which is one reason slab movement often shows up as binding doors and cracked grout on one side of a house and not the other. What goes wrong, and how it is avoided
Booking the job the same week as anything that needs a kitchen. Holidays, house guests, a birthday. The room is genuinely unavailable, not merely inconvenient.
Leaving base cabinet contents in place when the toe kick is being cut or the floor is being ground. Fine concrete dust gets into everything through the gaps at the cabinet base.
Walking on the floor early. A footprint in freshly set tile is a set of tiles pulled and reset, and it is almost always a household member taking a short cut, not a tradesman.
Reinstalling the dishwasher without checking the new finished height against the opening. Add membrane, levelling compound and tile and the appliance can be trapped under the counter, which you discover the next time it needs to come out.
Reconnecting a refrigerator water line and not checking it under pressure. Ice-maker lines that have been disturbed weep quietly under a new floor.
Turning off the AC while the crew works in and out of an open door. Cure conditions worsen and the house takes hours to recover.
What drives the cost
Occupied-home logistics carry real cost that a bare square-foot number hides. Containment, negative air, protection of the route, and daily clean-down are labour, and a house being lived in through the work needs all of them.
Appliance handling is another line: disconnecting and resetting a dishwasher, a gas range through a licensed plumber, and a refrigerator with a water line.
Phasing changes price too. Doing the whole floor at once is the cheapest way to buy it. Splitting the work so half the kitchen stays usable means duplicated setup, extra transitions and a longer overall run.
Then the ordinary drivers: how many layers come off the slab, how much levelling compound the slab drinks, tile format and pattern, and access from the work area to a vehicle.

Before anything is scheduled, we walk the route the crew will take, decide where appliances will live, and confirm where the saw station goes. That conversation prevents most of the friction later.
You get a sequence with the milestones that actually affect you named: last day of a working kitchen, the day the slab is exposed, the day the floor is set, and the point at which it takes foot traffic and appliances return. Those are stated for your house rather than copied from a template, and if weather or slab condition moves one, you hear it that day rather than at the end.

Common questions
How bad is the dust really?
Slab grinding is the dustiest part of the job and the dust is very fine. Handled properly, with containment at the openings, extraction on the tools and negative air, it stays in the work zone. Handled casually, it settles on everything in the house including inside cabinets. Ask any bidder what containment they include.
Can we walk on it that evening?
Not usually, and the answer depends on the weather that week. Mortar and grout cure more slowly in our humidity than the bag chart assumes. We will tell you when the floor takes foot traffic and when it takes an appliance, and those are two different days.
How long will we be without a kitchen?
Longer than the setting itself, because demolition, slab correction and cure time all sit around it. The honest range depends on the size of the floor, how many layers come off, and how much levelling the slab needs, so we put dates in writing for your house after we have measured it rather than quoting a general figure that is likely to be wrong.
Can we keep using the refrigerator?
Usually yes, if it is staged somewhere conditioned with the water line safely disconnected. We plan its position on the walk-through. What we avoid is the garage, because a Houston garage in summer works the compressor hard and puts the contents at risk.
