A kitchen estimate is mostly a document about unknowns. In a 1968 ranch off Bingle the unknowns sit under the slab and inside the walls. How the job is built

The visit is measured, not walked. Dimensions come off the framing, not the cabinet faces. Ceiling height gets checked at four corners, because a half-inch difference across one room is slab movement, and that changes how cabinets are scribed and shimmed. Photographs of the panel, and an honest count of how many circuits actually serve the kitchen. Then the investigation that separates a number from a guess. Pull the dishwasher and look at the supply line and the branch wiring behind it. Look under the sink for cast iron or galvanised. On pre-1980 houses, camera the kitchen drain before anything is priced. On post-1985 slabs, scan for post-tension tendons before drawing an island that needs coring. Slab prep and a crack isolation membrane under tile, because the ground under the house moves seasonally with the clay. Newer houses spend it further up the stack: better cabinet boxes, stone, appliances. In this climate plywood boxes are worth the difference over particleboard, particularly the sink base and the dishwasher return, where a slow leak plus year-round humidity turns a cabinet bottom to porridge. Painted doors show seasonal movement at the rail-and-stile joints more than stained ones do. Quartz is easy to live with and dislikes long direct sun, so a west-facing breakfast run may argue for granite or quartzite instead. None of this is preference. It is what the estimate has to name so the number means something.

Cost factors

Taking out a wall, and whether it carries load, moves the number more than any finish. Relocating the sink, the gas line or the hood run costs real money in a slab house. Panel capacity and how many new circuits the kitchen needs. Drain condition. Cabinet tier and whether the layout is stock-friendly or wants custom widths. Countertop material, slab count and seam layout, not just square feet. Floor area, because tile usually continues past the kitchen on an open plan. Appliance package. Access, protection of finished rooms you are keeping, and permits with their inspections.

In pre-1980 slab houses the condition of the cast iron is the single largest swing in the whole document, and it costs very little to find out first. Fourth is drawing an island with a sink and disposal on a post-tension slab without scanning. Tendons are not negotiable, and the redesign lands after the deposit. Fifth is a hood specified for its numbers with no duct route and no makeup air, which either never gets installed as drawn or quietly becomes recirculating. Each of these is avoided by an hour of investigation before pricing.

First visit is measurement and investigation, including a look behind at least one appliance. A draft scope follows, written by trade, with unknowns named as unknowns. Then a selections conversation, because a cabinet line and a countertop material turn several allowances into fixed prices. Common questions

Should I get an estimate before choosing finishes?

Yes, but expect it to contain allowances. The structural, plumbing and electrical scope can be priced accurately from a proper site visit. Cabinets, tops, tile and appliances cannot until they are chosen. A good estimate is precise where it can be and honest about where it is holding a placeholder.

Does the age of my house really change the price that much?

It changes the risk, which amounts to the same thing. A 1970s inner-loop kitchen may need drain, supply and branch wiring work before a single cabinet is hung. A 2005 suburban kitchen usually does not, but adds tendon scanning, hood makeup air and sometimes an architectural review step.

What should the estimate include besides a total?

Scope by trade, what is demolished and hauled, who pulls permits, allowance amounts with what they buy, exclusions, and how change orders are priced. Also what happens if the drain camera or an exploratory opening finds something. That last paragraph is the one worth reading twice.
