Three islands can occupy the same footprint and cost wildly different amounts, and the reason is almost never the doors. What separates them is whether the island carries utilities, how the counter is fabricated and supported, and what the boxes are made of. This walks through entry, mid and high specification so the trade-offs are visible before anyone prices a slab. No figures here – the range is genuinely wide, and utilities move it far more than finishes do.

Scope of work

All three start the same: tape the footprint, check aisle clearances with appliance doors open, and confirm what the island has to carry. An entry island is storage and surface – stock or semi-custom boxes set back to back, anchored to a slab-fastened cleat, finished panels applied, and a counter with an eased edge. Power may come from an accessible existing circuit or be run where routing allows. A mid island adds a dedicated circuit with planned receptacle locations, drawer banks instead of doors, a supported seating overhang, and often a prep sink – which means a slab trench for drain, vent and supply, then a patch and cure before cabinets set. A high-spec island relocates the main sink or a cooktop, bringing gas, a ducted hood and makeup air into the conversation, plus mitred or waterfall details and integrated appliance panels.

Common mistakes

The frequent one is upgrading the doors and leaving the utilities unresolved, then discovering mid-project that the island needs a trench and the budget is spent. Utilities get decided first. Second is buying a waterfall end without checking slab yield, because the material a mitre consumes surprises people. Third is a seating overhang specified past what the counter cantilevers with no steel, because the drawing showed a clean underside. Fourth is aisle width – entry-tier islands are often oversized for the room because the box was cheap, and the kitchen ends up harder to work in than before. Fifth is an entry box under a mid or high top: the counter outlives the cabinet, and replacing the box later means removing and often re-fabricating the top.

Where the budget goes

Utilities dominate. Power only, versus drain, vent and supply, versus gas and a ducted hood, are three different jobs. Slab type decides whether a trench needs scanning and routing. Counter material and edge detail come next: slab yield, mitres, waterfalls and cutouts drive fabrication hours more than square footage does. Then cabinet construction, hardware, panel finishing, appliance integration, and permits and inspections, which vary between the City of Houston and unincorporated Harris or Fort Bend. Comparing bids means comparing what is carried, not what the doors look like.

What gets specified

Entry usually means particleboard or thermofoil boxes with a laminate or entry-level quartz top. It works and it looks fine; the compromises are the box under the sink and the hardware. Mid means plywood boxes, full-extension soft-close hardware, applied end panels matching the doors, and a three-centimetre quartz top with a straightforward edge and steel support under the seating overhang. High means furniture-grade construction, quartzite, sintered or porcelain slab, mitred edges or a waterfall end, a carefully placed or book-matched seam, and panelled appliances. The material that fails first at any tier is exposed particleboard near water. The detail that costs most at the top tier is fabrication – mitres and waterfalls consume slab and shop time well beyond a square edge.

What Houston conditions demand

The tier that costs most to get wrong here is the middle one, because that is where slab work enters. In post-1985 stock in Katy, Cypress or Fulshear the slab is likely post-tension, and any trench needs scanning and routing before a blade touches concrete. That cost belongs in a mid or high estimate honestly, not as a change order later. In older inner-Houston homes the equivalent surprise is panel capacity and cast iron drain condition. Across all three tiers the humidity argument for plywood boxes holds – particleboard under a sink in this climate is a slow failure. And a high-CFM hood over an island cooktop in a tight newer house needs makeup air thought through, or it fights the HVAC and pulls air from wherever it can.

Working in Orchard

Orchard is a very small Fort Bend County town out past the built-up edge of the metro, and it does not have a single defining housing type the way a master-planned community does. Expect a small number of homes across a wide range of ages, plenty of acreage, and a fair chance of private well and septic rather than municipal utilities. That is the part that shapes a remodel out here. Well water in this part of the county tends to be hard, so fixture finish, shower glass treatment, and whether the house has any softening in place all get discussed before we spec a bathroom. Septic capacity matters if you are adding a bathroom rather than replacing one. Permitting and inspection requirements differ from what you would deal with in Houston or Sugar Land, and are worth confirming for your specific address before design goes far. On a property like this we would rather look at the house than generalize about it.

The process

We size the island on the floor, settle the utilities question, and then price the tiers so you can see exactly what changes between them. The slab is scanned before any cutting. Rough-in and inspection, trench patch and cure, cabinets set and levelled, then templating on the actual boxes rather than a drawing. Connections, panels and caulk close it out. Common questions

Can I start basic and upgrade later?

Counters can be swapped, but not cheaply once cabinets are set, since removal often damages the old top and the new one has to be re-templated. Utilities are far harder to retrofit than to install. If a sink or cooktop is ever likely, rough it in now even if the finish stays modest.

What is the biggest cost difference between island tiers?

Whether the island carries plumbing or gas. Adding a sink means trenching the slab for drain, vent and supply, patching it, and passing inspections. That is a structural jump in scope. Finishes and hardware move the number, but not by the same order of magnitude.

Is a waterfall end worth it?

It is a strong look and it protects the cabinet end from stool damage. It also uses considerably more slab and needs a precise mitre, so it costs well beyond what the added square footage suggests. Whether it earns that depends on the material and how visible that end really is.
