Nobody budgets for the days the coffee maker lives on the washing machine. A kitchen floor replacement is not only a material decision. It is a stretch of days when the house works differently: appliances in the dining room, a zip wall in the doorway, a grinder running on the slab. Most of the misery is avoidable, and the difference is planning – where the dust goes, when the water is off, what you can still cook on, which doors stay usable. This is about living through the job in a Houston house, not about picking a tile.

What the work involves

Containment goes up before anything comes out: zip walls at the openings, air pulled out of the work area rather than through the house, protection down the traffic path. Range, dishwasher and usually the refrigerator come out; the dishwasher supply and ice line get shut and capped, not left on a stop valve. Then the old floor. Set tile is broken out and thinset ground with shrouded equipment on a HEPA vacuum; sheet vinyl and its adhesive are tested first in older stock. Bare slab exposes the two checks that decide everything after – moisture and flatness. Low areas take cementitious patch or self-levelling underlayment over primer, high spots get ground. Then the assembly the material calls for: uncoupling or crack-isolation membrane under tile, moisture-control adhesive or pad under plank. Floor, grout or transitions, base and shoe. Appliances go back last, re-levelled to the new height.

What goes wrong, and how it is avoided

Skipping the slab is the recurring one. Moisture and flatness testing take a morning and decide whether the floor lasts; glue-down plank over a slab wetter than the adhesive tolerates releases in patches, usually at the sink and the exterior wall. Second is jambs – they get undercut so flooring runs beneath them, because scribed and caulked casing always reads as a repair. Third is dishwasher height: if the new floor is thicker and runs into the appliance opening, the machine can end up trapped under the countertop and will not come out without pulling the counter, so clearance is verified before tile goes down. Fourth is pinning a floating floor. Click plank needs its perimeter gap and nothing fastened through it; pin it and it buckles in the field, not at the wall.

What drives the cost

Demolition swings first. Breaking out mud-set tile and grinding thinset is a different job from lifting glue-down vinyl, and if old adhesive needs testing – and possibly abatement by a separate contractor – that is its own scope. Slab condition is second: a flat dry slab takes primer and go, while significant fall across the room, or a slab needing moisture mitigation, adds material and a cure day. Then material class, the assembly underneath, tile size and pattern, how many appliances and plumbing connections come out and go back, transitions at each doorway, and whether the house is occupied. Anyone quoting firm numbers before seeing the slab is guessing.

Materials and specification

Three classes do most of the work over a Houston slab. Porcelain does not care about humidity, survives a dishwasher leak and takes the moisture swing; it needs the flattest substrate and is least forgiving of a moving slab, which is what the membrane is for. Rigid-core vinyl plank is the practical middle – the core does not swell the way a laminate fibreboard core does when water sits on it, and it tolerates slab moisture better than glued wood. Wear layer thickness is the number that matters; thin residential layers scuff under bar stools and dog nails. Engineered wood works glued down when the slab tests inside the manufacturer’s limits. Solid wood over slab-on-grade here is a warranty claim waiting to happen, and laminate is usually first to fail at the dishwasher.

Building for Gulf Coast conditions

Two local facts set the rhythm. The slab is first. Houses here sit on expansive clay that moves with the season, and many older slabs went down with no polyethylene beneath them, so the concrete stays damp from below year round. Slab moisture gets probed before anything is glued. The air is second. Adhesive and patch cure poorly at Gulf Coast humidity, so the HVAC needs to run with the house closed during install – which fights the demolition phase that wants doors open for dust exhaust. Those phases get separated rather than overlapped. Inside the Loop, black cutback adhesive under old vinyl gets tested before a grinder touches it. Grinding first and asking later is how a floor job becomes a whole-house problem.

Katy homes and this work

Katy covers a lot of ground. Parts sit in Harris County, parts in Fort Bend, parts in Waller, and only some addresses are actually inside the City of Katy — which affects who permits and inspects the work. The housing runs from late-1970s and 1980s neighborhoods through the master-planned build-out of the 1990s and 2000s and on into current construction. In the 80s and 90s homes we see oak cabinets, laminate counters, a garden tub with a narrow shower beside it, formal rooms nobody uses, and enough polybutylene supply piping that it is worth confirming before you commit to a bathroom. Homes that have taken water at some point come with different priorities: tile or a quality LVP instead of wood, outlets set higher than standard, closed-cell foam in place of batt. The clay moves here, so substrate flatness and movement joints get the same attention as the tile selection. Most neighborhoods have HOA architectural review.

How we work

We look at the real floor first: what is down, what is under it, how the slab sits, what doorway heights allow. That visit is where surprises get found. You get a written scope naming the material, the assembly under it, and the appliance and plumbing work included. Before demolition we agree on containment, the traffic path, and which days water and the dishwasher are down. The site is cleaned daily. Common questions

Do the cabinets have to come out?

Usually not. New flooring runs to the toe kick and is covered by base shoe or a toe-kick strip. It matters when cabinets are being replaced in the same project, when an island is moving, or when the dishwasher opening needs a specific finished height. That sequence gets decided before demolition, not during.

How bad is the dust from tile removal?

Managed, it stays largely in the kitchen: shrouded grinders on a HEPA vacuum, sealed openings, air exhausted outside. The real concern is respirable silica rather than the mess. A fine film still gets past containment, so surfaces near the work get wiped down at the end of each day.

Can we stay in the house during the work?

Most people do. Set up a temporary station somewhere with a plug and a sink – a laundry room or garage works. Demolition and grinding are the loud, dusty phases and they are front-loaded. Expect the kitchen to be out of use through curing, and expect at least one stretch with the dishwasher disconnected.
