Before pricing a replacement it is worth knowing which you have, because the answers differ enormously in cost and disruption. Houston slabs complicate the call: much of what shows up in kitchen floors here is the slab talking, and a new floor over an unaddressed cause fails the same way the old one did.
What we see in Houston
Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.
What we actually do
A repair assessment starts by reading the failure. We map cracked tiles or lifted planks, check whether the line follows a slab crack, sound the field with a mallet for hollow spots where thinset lost bond, and check the perimeter for a closed movement joint. Moisture gets probed where plank has released. If the pattern is local – a dropped pan, one hollow tile, a leak under the dishwasher – the repair is straightforward: cut the grout joints, remove the affected tiles without disturbing neighbours, clean back to sound substrate, reset with matching material and re-grout. Plank repairs depend on whether the floor is glue-down or floating. If the pattern is linear or field-wide, repair is cosmetic and short-lived, and the correct scope is removal, substrate correction, a crack-isolation or uncoupling membrane, and a new floor.
Choosing materials
Matching is the practical constraint on repairs. Tile runs change, colour lots shift, sizes get discontinued, and a replacement from a different lot reads as a patch under kitchen lighting. Leftover boxes in the attic are worth more than they look. Glue-down plank can usually be cut out and replaced board by board; floating click floors have to be unlocked back from a wall or cut and re-engaged with a glued end joint. Grout colour will not match exactly on a partial, because existing grout has aged and carries hard-water film. Repairs generally look better when a full run or a defined field is replaced rather than scattered single tiles. On a full replacement, the layer between slab and tile is the upgrade that matters most.
Why this is different on the Gulf Coast
Seasonal clay movement is the usual author of a straight crack line in a Houston kitchen. Dry years shrink the soil, the slab flexes, and tile bonded rigidly to it cracks where the slab does. Replacing that tile without an isolation layer simply reprints the crack. A second local pattern is slow moisture – an ice-maker or dishwasher line weeping for months, swelling laminate and lifting glue-down plank at the base cabinets long before anyone sees water. In older housing stock, cast iron drain lines under the slab can leak beneath the floor with no visible sign except an area of hollow-sounding tile. Fix the source first; any floor laid over an active leak fails, whatever it cost.
Where these jobs fail
Repairing the symptom is the big one – resetting cracked tile over a live slab crack, or replacing swollen laminate without finding why it got wet. Second is chiselling out a single tile and breaking the three around it because the cut was not made through the grout joint first. Third, on floating floors, is cutting a plank from the middle and gluing the replacement without releasing the run, which locks the floor and moves the buckle somewhere else. Fourth is grout colour mixed fresh and dropped into aged joints. And on partial replacements, ignoring height: a modern tile set on the old thinset bed sits proud and catches a toe.

We look before quoting. That means reading the crack pattern, sounding the field, checking the perimeter joint, and probing moisture where it matters. You get a straight answer on whether this is a repair or a replacement, and if it is a slab or leak issue we say so even though it sits outside our scope. If it is a repair, we say that too. What moves the price
For repairs: how many tiles, whether matching material exists, whether the substrate under the failure is sound, and whether a leak has to be located and fixed first. A plumbing repair under a slab is a far larger scope than the tile above it. For replacement: demolition method, slab flatness and moisture, membrane and levelling, material, and appliance and transition work. The genuinely expensive path is doing a repair, watching it fail, then doing the replacement anyway. Diagnosis is cheap by comparison, and it is the step most often skipped.
Common questions
My tiles crack in the same line every year. Can that be fixed?
The tile can be replaced, but the line returns unless something absorbs the movement. That usually means removing the field, correcting the substrate, and installing a crack-isolation or uncoupling membrane. If the slab itself is moving significantly, that assessment belongs with a foundation engineer before any flooring work.
Can you match my existing tile?
Sometimes. Older runs get discontinued and colour lots shift, so even a matched tile can read differently under kitchen light. Leftover boxes change the answer. Where matching fails, replacing a defined area out to a natural break often looks better than scattered patches.
Are hollow-sounding tiles a problem?
Hollow means thinset lost bond or was never fully in contact. A few in a low-traffic area can be monitored; hollow areas underfoot will crack eventually. A cluster in one spot is worth investigating, since a slow leak below the slab sometimes shows up that way first.
