Working in Houston

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

What we actually do

A longevity-focused drawer job looks at hardware before inserts. Slides are identified by type and load class, checked for lateral play, and the mounting screws checked in their holes, since a stripped screw in a particleboard side is where drag starts. Undermount slides get their locking clips and front adjusters checked, and the drawer front is realigned to an even reveal. Drawer bottoms are checked for sag, which on quarter-inch hardboard under weight is common; a sagging bottom gets replaced with plywood or has a support cleat added. Only then do inserts go in, cut to the net opening with an expansion allowance and finished on all faces. Where a drawer is going to carry weight, the insert is designed so the load sits over the box sides rather than in the middle of an unsupported bottom. Everything gets dry-fitted, opened and closed under load, and adjusted before it is called done.

Choosing materials

Choose for ten years, not for the photograph. Solid maple and birch, finished on all six faces with a catalysed or quality water-based clear, are the most reliable inserts in this climate; they take knocks from pans, clean up, and stay dimensionally sane. Walnut and white oak behave similarly and cost more. Unfinished bamboo is the one that visibly ages worst near heat and steam because it is a glue-line product. Moulded polypropylene trays essentially do not degrade, though they discolour and look tired. On hardware, undermount ball-bearing slides in a proper load class outlast epoxy-coated side-mounts by a wide margin and stay smooth longer, and their soft-close dampers are usually replaceable rather than requiring a whole new slide. Plywood drawer bottoms outlast hardboard under weight. Stainless cutlery inserts are durable but scale in hard water. If any drawer will hold cast iron, spec the box and the slide for it rather than the insert.

Why this is different on the Gulf Coast

The wear pattern here is humidity-driven and predictable. Interior humidity in a Houston house swings enough across the year that wood inserts breathe visibly, so anything fitted tight in January binds in August. Slides accumulate a film of airborne cooking grease that combines with dust into a sticky residue, which is why drawers in this climate get sluggish long before the hardware is actually worn. The dishwasher-adjacent bank ages fastest: steam at the door edge lifts unfinished veneer, opens glue lines in laminated bamboo, and darkens raw wood. Hard water leaves mineral scale on stainless and acrylic organisers and rings on any surface that holds a wet item. On a slab that moves seasonally over expansive clay, cabinet runs rack slightly, and drawer fronts that were flush in year one develop an uneven reveal by year five, which is an adjustment issue rather than a failure. None of this is dramatic. It is just what needs planning for.

Where these jobs fail

The long-run failures are mostly load and moisture. Putting a heavy pot layout into drawers on old side-mount slides means the drawer drags within a couple of years and eventually will not close. Fitting wood inserts hard against the box sides means seasonal binding, and people then force them, which splits a divider at the dado. Never cleaning slide tracks lets cooking grease and dust build into a paste that mimics hardware failure. Screwing anything through the drawer bottom into slide hardware is a slow killer of soft-close mechanisms. Ignoring a sagging hardboard bottom under a knife block or a stand mixer leads to fasteners pulling through. Leaving unfinished wood inserts next to the dishwasher and expecting them to be fine is optimistic here. Finally, not readjusting drawer fronts as the house moves seasonally leaves an uneven reveal that looks like poor workmanship when it is a five-minute adjustment on the front adjusters.

What to expect

We open every drawer, identify the slide type and rating, check bottoms for sag and screws for grip, and look at how the run is sitting relative to level. That produces a short list separating maintenance items from replacement items, so you are not sold new inserts to hide worn hardware. Work is usually done in a day or two with no demolition, and it is one of the few remodelling jobs that does not disrupt the house. Afterwards, keeping it working is simple: wipe the slide tracks a couple of times a year, do not force a binding wood divider, and expect to touch the front adjusters occasionally. What moves the price

Longevity work is priced by what is being replaced rather than by finish. Upgrading a bank of drawers from side-mount to undermount slides is the biggest single item, because the cabinet side needs correct clearance and face-frame boxes need rear brackets. Replacing sagging drawer bottoms or failing boxes is next. Insert species, layout complexity and finish come after, and a knife block, spice tier or peg system costs more than plain dividers. Drawer count drives everything linearly. Cabinets that are out of level, or a run that has racked with slab movement, add adjustment labour. Face-frame construction costs more than frameless for the same result. Straight maintenance visits, cleaning and adjusting existing hardware, are small work by comparison. No range means much until the actual hardware is identified.

Common questions

Why have my drawers started dragging?

In this climate the usual cause is not worn hardware but a film of cooking grease and dust on the slide tracks, which turns sticky over years. Clean the tracks and re-check. If it still drags, look at load: a pot drawer on light-duty side-mount slides will eventually deflect. Loose or stripped mounting screws in a particleboard side are the third cause.

Can soft-close be added to older drawers?

Usually, either by replacing the slides with undermount soft-close hardware or by adding aftermarket dampers where the existing slides accept them. Replacement is the better result and needs correct side clearance, and on face-frame cabinets it needs rear brackets. Whether it is worth doing depends on the drawer box, since new hardware under a failing particleboard box is money in the wrong place.

How do I keep wood inserts from staining?

Finish is the answer, not cleaning. An insert sealed on all six faces resists spice, oil and turmeric, which soak straight into raw wood. Wipe spills rather than letting them sit, keep wet items out of wood cutlery trays, and do not put an unfinished insert in the drawer bank beside the dishwasher, where steam does the most damage.

Should I expect to readjust drawer fronts over time?

In a slab-on-grade house over expansive clay, yes, occasionally. Seasonal movement racks cabinet runs slightly and reveals go uneven over several years. Modern drawer fronts have adjusters built into the mounting hardware, so it is a small adjustment rather than a repair. It is worth checking whenever doors start binding elsewhere in the house for the same reason.
