Granite goes on differently in a 1968 ranch inside the Loop than in a 2006 Katy kitchen, and the difference is rarely the stone. It is what sits underneath. Older inner-Houston kitchens usually have site-built face-frame cabinets, a plywood or board deck, and a sink base that has absorbed decades of small leaks. Post-2000 suburban kitchens have factory boxes on a post-tension slab, generally square, with particleboard substrate stapled from below. Both take granite. They need different demolition, different prep, and a different conversation about what shows up when the old top lifts. If two quotes on the same colour come back nothing alike, this is usually why.

Scope of work

Work begins at the cabinets, not the slab. We close the stops, disconnect faucet and drain, break the caulk line, and lift the old top. In older houses that is laminate over a 3/4 in plywood deck, or mud-set tile that comes off in pieces with its mortar bed. In newer houses it is one-piece post-form laminate on particleboard, screwed up through corner blocks. Then the boxes get read. A six-foot level and a laser line across the run show where the rails sit. Shims, a fresh plywood deck and solid blocking at the sink base bring the plane back. Rotted sink-base deck is cut out and replaced, not covered over. Wavy plaster walls are flagged so a scribe is built into the template instead of being caulked later. Templating happens after cabinets are final, with the actual sink, faucet and cooktop on site. At the yard we mark seam placement and vein direction on the slab itself. Fabrication is bridge saw, CNC edge, waterjet cutouts with radiused inside corners. Install is dry-fit, shim, adhesive, colour-matched epoxy at the seam pulled with a vacuum setter, undermount rails, then plumbing reconnect.

Common mistakes

The common failure is a stress crack running from a corner of the sink cutout, and it almost always traces back to the cabinets rather than the stone. A run left out of plane, or a sink base that flexes because its deck was never replaced, puts a point load into the weakest section of the slab. The fix is boring: shim, block, re-deck, verify with a laser before templating. Second is square cutout corners at a cooktop, which concentrate stress and eventually split. Corners get radiused on the waterjet. Third is seam placement chosen for the fabricator’s convenience rather than the layout, so a seam lands across the dishwasher opening where there is no support beneath it. Fourth is mounting the dishwasher by screwing into the underside of the stone. It needs a wood rail or side brackets into the cabinet. Fifth, in older houses specifically: tiling the backsplash before the tops are set, then finding the wall is a half inch out and the stone cannot scribe to it. Sixth is templating from a catalogue sink instead of the box that is actually on site.

Where the budget goes

Slab group is the largest single lever, and it is a supplier tier, not a quality ranking. Common colours are widely stocked; unusual movement, bookmatched pairs and exotic stones are priced well above them. Square footage matters less than how the layout falls on a slab, since an island that must stay seamless can force a second slab you only use half of. Edge profile, the number and type of cutouts, and undermount versus drop-in all add fabrication time. Then there is what demolition uncovers. Mud-set tile tear-out, a rotted sink base, a run that has to be re-decked, or galvanised supply lines that a plumber will not reconnect are common in the older stock and rare in the newer. Gas cooktop disconnect and reconnect adds a licensed trade. Stairs, tight access and a long carry from the street also move labour. Ranges we discuss are general guidance until we have measured your kitchen.

What gets specified

Thickness comes first. Three-centimetre slabs sit directly on the cabinet rails and carry a modest overhang unaided. Two-centimetre needs a full plywood deck and usually a laminated build-up at the edge to look substantial. Colour groups vary in porosity. Dense dark stones absorb very little; many light stones sold as granite are quartzite or gneiss and drink noticeably more, and a lot of them arrive resin-treated at the quarry, which is fine until someone sets a hot pan directly on the surface. Sealer should be an impregnating silane or siloxane type that sits below the surface. Topical acrylic sealers look glossy for a season, then haze and peel. Seams get colour-matched knife-grade epoxy, not silicone. Perimeter adhesive is a bead of neutral-cure silicone, so the top can be removed later without destroying the cabinets. Overhangs beyond a hand’s width want steel flat bar let into the deck rather than wood corbels that block knees. In an older kitchen, the deck itself is often the material decision: exterior-grade plywood instead of the original 1x boards.

What Houston conditions demand

Expansive clay moves both housing stocks, just on different schedules. An older pier-and-beam or thin slab home in Oak Forest or Garden Oaks has usually finished most of its settling and shows it as a permanently out-of-level cabinet run. A post-tension slab in Cypress or Fulshear tends to move seasonally, lifting in the wet months and dropping through an August drought, so cabinets that measure level in spring may not read level in September. Stone does not flex. That is why the deck under it gets shimmed into a continuous plane rather than bridged across a dip. Humidity matters more in the older houses, where particleboard bases near the dishwasher have often swelled and lost their fastener grip. Hard water shows up the same everywhere: a chalky ring at the faucet base and a film in the undermount reveal. And in a 1960s kitchen, disconnecting a sink frequently exposes galvanised supply or a cast iron trap arm that was already at the end of its life.

Working in Houston

Houston is not one housing stock, so it is not one kind of remodel. In the Heights and Woodland Heights you are often working on 1910s–1930s wood-frame homes on pier-and-beam, where leveling, sill and joist repair, and original wiring long past its service life come before anything cosmetic — and where a home in a designated historic district brings design review with it. Montrose, Oak Forest and Garden Oaks add mid-century layers. Meyerland, Westbury, Braeswood and Sharpstown are largely 1950s–60s slab ranch: cast iron drains near the end of their life, galvanized supply, single-pane windows, popcorn ceilings that should be tested before they are disturbed. Memorial and Alief lean 1970s–80s, which brings aluminum branch wiring and polybutylene supply into the conversation. West of Beltway 8 you are usually in 2000s and 2010s construction, where the job is upgrade rather than repair. Houston has no zoning, but plumbing, electrical and structural work is permitted, and deed restrictions still govern a great deal.

The process

We walk the kitchen first, check the cabinet run with a level, look under the sink, and tell you what prep the boxes need before anything is ordered. You visit the yard and pick actual slabs, marking them if you want a particular vein in a particular place. Templating follows once cabinets are final and fixtures are on site. The slab is then fabricated off site while the kitchen stays usable. Install day is tear-out, prep, set, seam and sealer. A plumber reconnects the sink and dishwasher after the adhesive has grabbed, and backsplash tile follows the stone rather than preceding it. Common questions

My house is from the seventies. Can granite go on the existing cabinets?

Often yes, if the face frames are solid and the boxes are anchored. Site-built cabinets from that era are frequently overbuilt. What usually needs work is the deck and the sink base. We check for rot, replace what is soft, add blocking, and shim the run into a single plane before templating.

Do I really need to see the actual slab?

For a mid-tone stone with little movement, a sample is usually enough. For anything with dramatic veining, no. Two slabs of the same name can look unrelated. Seeing the slab also lets us mark where the seam falls and which direction the vein runs across the island.

Will my post-tension slab cause the countertop to crack?

Not directly. Seasonal slab movement can put a cabinet run out of level, and stone that is unsupported under a load point is what cracks. That is why the deck is shimmed continuous and the sink base is blocked. It is also why we would rather template on a level run than a fresh one.
