Pre-1980 ceiling texture and floor mastic get tested by a qualified party before sanding or scraping. Then wiring, any plumbing tie-in, wall and ceiling repair, cabinets, counter, backsplash, trim. In the newer house the builder run usually comes out in an afternoon. The scope is what you add: a dedicated circuit for a beverage refrigerator, counter receptacles, under-cabinet lighting with the driver somewhere reachable later, sometimes a bar sink teed off the adjacent kitchen wet wall. What gets specified, and why

For the older house, expect more carpentry and less catalogue. Walls out of plumb by half an inch over eight feet mean scribe stiles and filler strips, and paint-grade maple or poplar face frames with MDF door panels, because MDF does not move seasonally the way a solid panel does. In the newer house the existing boxes are usually particleboard with a melamine interior; if they are staying, that is the ceiling on the whole job. Plywood boxes with dovetailed drawers and full-extension undermount slides are the upgrade that survives. Finish matters as much as species: a factory-applied catalysed conversion varnish holds up to wiping and to humid air better than site-brushed latex, which stays soft enough to block against a stop on a damp week. Counters run engineered quartz, granite, or stainless at a bar sink. Butcher block looks right and behaves badly next to water in this climate unless you re-oil it on schedule.

Why the Gulf Coast changes this job

The slab decides a lot. Older inner-loop stock sits on conventionally reinforced slab over expansive clay, and after decades of shrink and swell those floors are rarely flat; a ten-foot run needs real shimming and a scribed toe kick, not caulk. Post-1985 stock in Katy, Cypress and Fulshear is often post-tension, so nothing gets cored or cut for a drain until the slab is scanned and the tendon layout is understood. Humidity is the constant in both. An interior pass-through with a closed door and a beverage refrigerator breathing into it runs warmer and damper than the kitchen, which is why box material and appliance venting matter more here than in an open room. Permit requirements differ between the City of Houston, unincorporated Harris and Fort Bend, and small municipalities like Bellaire or West University, and we confirm with the authority having jurisdiction before scheduling trades.

Where these jobs go wrong

The common failure in an older house is committing to a bar sink before anyone has looked at the drain. A sixty-year-old cast iron line can be channelled out along the bottom, and finding that after the cabinets are set turns a finish job back into a plumbing job. Camera first, then design. The common failure in a newer house is the beverage refrigerator: a freestanding unit pushed into a cabinet opening vents from the back, cooks itself in an enclosed box, and fails inside a couple of summers. Specify a built-in rated unit that breathes through the front grille, and give it its own circuit rather than sharing with the microwave. Two more worth naming. Templating stone before the boxes are shimmed and screwed produces a counter that fits the floor rather than the cabinets. And burying an LED driver in a sealed soffit guarantees drywall repair when it fails, which it will before the tape does.

What moves the price

Linear feet of cabinetry sets the base, then box construction and finish move it hard: particleboard with a stock paint versus plywood with a catalysed finish is a real gap. Inset doors cost more than full overlay because the labour is in fitting and adjusting each one. Whether plumbing or a dedicated circuit is added, and how far the nearest drain, vent and panel are, matters more than the fixture itself. In older houses, testing and safe handling of pre-1980 finishes, plus whatever the wall reveals, is genuine cost. In newer houses, post-tension scanning and counter fabrication with an undermount sink cutout show up. Counter material, edge profile, appliance selection, and second-floor or tight-stair access round it out. Ranges given early are general guidance only; a real number follows measurement.

How a project runs

We start with a site visit, measure, and a straightedge on the floor and walls, because that tells us how much scribing and filler the layout needs. Then a written scope and a drawing, selections, and permit confirmation with the jurisdiction that covers your address. Cabinet lead time drives the calendar more than the fieldwork does. Demolition is contained with a zip wall and a HEPA scrubber. Rough-in and inspection where required, then wall and ceiling repair, cabinet set, counter template, fabrication, install, backsplash, finish electrical, and adjustment of every door and drawer. We come back after a season to re-adjust hinges once the house has moved.

Common questions

Can I put a butler’s pantry in a 1960s house that never had one?

Usually yes, and the honest answer depends on what is behind the wall. A dry run of cabinetry and counter is straightforward almost anywhere. Adding a sink depends on the condition and location of the existing drain and vent, which we scope with a camera before designing around it. Load-bearing walls and old wiring change the scope but rarely stop the project.

My house has a post-tension slab. Does that rule out a bar sink?

No, but it changes how the work is approached. Nothing gets cut or cored until the slab is scanned and the tendon layout is understood, and any structural sign-off required by the jurisdiction is obtained first. Often the cleaner path is tying into an existing wet wall above the slab instead of trenching, which avoids the question entirely.

Is it worth keeping the builder cabinets and just changing the doors?

Pull a drawer and look at the box. If it is plywood, square, and the layout works, new doors and drawer fronts are reasonable value. If it is particleboard with a swollen edge under the sink, you are spending finish money on a box that is already failing in this humidity. Layout changes usually erase the savings anyway.
