Missouri City 77489 sits about 13 miles from our shop, and budget kitchen remodel is work we do there regularly.

Budget describes two different projects depending on the decade the house went up. In a 1968 ranch in Oak Forest, Meyerland or Spring Branch, a good share of the money disappears behind the drywall before a single cabinet lands: cast iron drain, two circuits feeding the whole room, a hood venting into the attic, a soffit hiding duct. In a 2003 Katy or Cypress kitchen the bones are usually sound and nearly every dollar goes where you can see it. Same figure on the page, two very different scopes. Here is where it goes in each case, so you can pick which fights are worth having now.

Missouri City homes and this work

Missouri City has two distinct remodeling populations. Quail Valley and the neighborhoods around it are largely 1970s and 1980s — sunken living rooms, wet bars, dark paneling, a primary bath split into a closet-sized shower and a mirrored vanity wall, popcorn ceilings throughout. Homes from that window can carry aluminum branch circuit wiring, and the later end of it can carry polybutylene supply lines. Both are worth identifying early, because either one changes the scope of a kitchen or bathroom significantly. The Sienna side and other newer sections are 1990s onward and need very little systems work; there it is finish upgrades, primary bath conversions, and outdoor living. All of it is slab on grade over expansive clay, which is why we prep substrate and detail movement joints rather than setting tile straight onto a slab and hoping for the best. Permitting depends on whether your address falls inside city limits or in unincorporated Fort Bend County.

What we actually do

Older stock starts with discovery, not demolition. Camera the kitchen drain, pull a device cover to see whether the branch wiring is copper or aluminium, find out what the hood is actually connected to. Then disconnect utilities, demo where a wall has to open, replace failing drain, run new supply where galvanised has closed up, pigtail aluminium branch circuits with listed connectors, add dedicated circuits for microwave, dishwasher and disposal, bring counter receptacles to current GFCI practice, duct the hood outside and insulate that run through the attic. Then drywall, prime, flooring, cabinets, countertop template, counters, splash, trim, paint. A 2000s kitchen collapses that list. Boxes often stay and take new doors and drawer fronts, electrical is devices and lighting, and the job is finish-led on the same footprint. Leaving sink, range and refrigerator where they sit is what keeps either version a budget job.

Choosing materials

Plywood cabinet boxes with a proper toe kick, not particleboard, and solid drawer boxes on undermount slides. Painted MDF doors hold a finish well and stay flat; thermofoil is cheap and looks fine until it sits next to a range or a dishwasher vent, where the film lifts at the edges. Countertops in a budget kitchen usually come down to modern matte laminate, a quartz remnant if the runs are short, or entry-level granite. Laminate has improved enough that the giveaway is the edge detail, not the surface. For flooring, rigid-core luxury vinyl plank tolerates a moving slab better than tile does, because it floats. If tile is the choice, it needs an uncoupling or crack-isolation membrane and a soft perimeter joint where the field meets the wall. Grout in a working kitchen should be a high-performance cement or an epoxy at the range wall.

Why this is different on the Gulf Coast

Both eras sit on slab over expansive clay and both move seasonally. Older slabs in the inner neighbourhoods are conventionally reinforced and often show it: a counter run out of level end to end, cabinet gaps that open in August. Post-1985 stock in Katy, Cypress and Fulshear is frequently post-tension, and that changes one decision completely. Trenching that slab to move an island sink means scanning for tendons first, and it is the fastest way to turn a budget kitchen into something else. Humidity governs the cabinet decision in both eras: particleboard boxes that get wet under a sink swell and never come back, so plywood earns its money here in a way it would not in a dry climate. If the ceiling is popcorn and the house predates the eighties, have it tested before anyone scrapes it.

Where these jobs fail

Moving the sink. It is the most common budget killer in older homes because the drain is buried in the slab, and in newer homes because the slab is post-tension. Skipping a camera inspection of cast iron and finding the failure after the tile is down. Reusing 1970s cabinet boxes without checking them for square, then templating a countertop against a run that is out of level and getting stone with a visible taper at the wall. Specifying particleboard boxes under a sink in this climate. Installing a recirculating hood in a house where somebody actually fries, then wondering why the cabinet finish above the range goes sticky. Gluing flooring to a slab without a moisture test. Painting old cabinets without degreasing and dulling the existing finish, which is why so many repaints peel at the door edges within a year. Ordering cabinets before the appliances are chosen, then discovering the range is thirty inches and the opening is twenty-four.

What to expect

A walkthrough first, with the drawers open and a device cover off, because the scope of an older kitchen is not visible from the doorway. Measurements, a written scope, then selections. Cabinets and counters get ordered and, wherever possible, cabinets are on site before demolition starts, so the room is not open longer than it has to be. Demo, rough-in trades, inspections where required, close the walls, texture and prime, flooring, cabinets set and shimmed level, countertop template, counters, splash, plumbing and electrical trim, paint, punch list. What moves the price

Layout is the first and largest lever. Sink, range and refrigerator staying put keeps plumbing and gas work minimal; moving any of them into an island means slab work. Cabinetry is normally the biggest single line, and the spread between new doors on sound boxes and all-new semi-custom cabinetry is wide. After that: countertop material and how many seams the layout forces, whether the old flooring comes up or gets covered, the condition of the wiring and drain once the walls are open, the hood duct route, ceiling texture repair, and permitted trades where the jurisdiction requires them. Access matters more than people expect. A second-floor kitchen, a narrow inner-loop street with no driveway parking, or an occupied house all add labour hours.

Common questions

Can I keep my existing cabinets?

Often, in houses from the sixties and seventies, where face-frame boxes were built from real plywood and are still solid. The test is whether the boxes are square, dry and firmly attached, and whether the layout still works. New doors, new drawer boxes and modern hardware change the look substantially. Boxes that are particleboard, water-damaged or racked are not worth saving.

Do I need a permit for a budget kitchen remodel?

It depends on the work and the jurisdiction. Cosmetic replacement on the same footprint is treated differently from moving plumbing, adding circuits or altering structure, and the City of Houston, unincorporated Harris County and Fort Bend County do not handle it identically. We confirm the requirement for your address before the work starts rather than guessing.

Does an older kitchen always need a repipe?

No. Galvanised supply that is closing up with scale shows itself as poor flow and rusty water at first draw, and if the wall is already open it is the cheapest moment to change it. Cast iron drain is judged by camera, not by age alone. Plenty of older lines are still serviceable and get left alone.
