Missouri City 77489 sits about 13 miles from our shop, and bathroom subfloor repair is work we do there regularly.

People call about a soft bathroom floor and describe the same symptom, but the repair depends entirely on what is under it. In a slab-on-grade house — most of the Houston metro — a ground-floor bathroom has no subfloor at all, so whatever is wrong is something else with a similar feel. In a pier-and-beam bungalow it is a genuine framing repair with a humid crawlspace attached to it. In a second-floor bathroom it is framing again, but with a finished ceiling underneath and a leak that has probably already left evidence there. Sorting out which of the three you have is the first real step.

Scope of work

On a slab, the substrate is concrete. A floor that feels soft or sounds hollow is usually tile that has lost its bond, a floated mortar bed that is delaminating, or a floor that was built up over the slab with sleepers and plywood in a past remodel. The work is different in each case: re-setting tile over a properly prepared slab, removing a failed bed, or repairing the built-up assembly. If the slab itself is wet, the question becomes where the moisture comes from — a supply leak under the slab, drainage against the foundation, or vapor coming up through a slab poured before vapor retarders were common.

In a pier-and-beam house, it is a true subfloor repair. Flooring and fixtures come out, the subfloor is cut to sound material on joist centres, joists are probed and sistered where soft, and the new panels are glued and screwed. The crawlspace gets inspected while access exists, because it is often part of the cause.

Upstairs, the same carpentry applies with two additions: the ceiling below usually has to be opened to reach joist bays or to confirm the extent, and deflection matters more, since a long span that was adequate under vinyl may not be adequate under the tile you now want.

Where the budget goes

Foundation type sets the baseline. Slab repairs are typically the least invasive unless the concrete itself is involved; then they become the most, because addressing an under-slab leak means either tunnelling from outside or cutting the slab, and on a post-tension slab that cut has to be scanned and planned first.

Pier-and-beam repairs are driven by how much framing is affected and how workable the crawlspace is. Tight clearance and standing water slow everything down. Any crawlspace remediation you decide to do while you are in there is additional but usually worth pricing.

Second-floor repairs are driven by the ceiling below. If it must be opened, you add drywall, texture matching and paint to a job that was otherwise carpentry — and matching an existing ceiling texture across a patch is harder than replacing the whole ceiling in a small room.

In all three, the tile you intend to install afterward affects the substrate work, since stone demands a stiffer floor than ceramic.

What Houston conditions demand

Each foundation type has its own local failure mode. Expansive clay under a slab moves seasonally, and that movement is what cracks tile and opens grout lines — which then lets shower water reach the mortar bed. A repair on a slab that ignores movement, by bonding new tile rigidly with no crack-isolation layer and no movement joints at the perimeter, will crack again along the same line.

Pier-and-beam crawlspaces in the older inner-loop neighbourhoods stay humid, and in low spots they hold water after heavy rain. Framing that never gets a dry season decays slowly and continuously. Ground cover, working vents and drainage away from the piers do more for the longevity of the repair than the grade of plywood does.

Second-floor bathrooms have an attic-adjacent problem instead: exhaust fans ducted into the attic or through a long uninsulated run, dripping condensate back into the framing in a climate where the attic is hot and the duct is cold. That water arrives near the fan housing, not at a fixture, and it fools people into blaming the shower.

Working in Missouri City

Missouri City has two distinct remodeling populations. Quail Valley and the neighborhoods around it are largely 1970s and 1980s — sunken living rooms, wet bars, dark paneling, a primary bath split into a closet-sized shower and a mirrored vanity wall, popcorn ceilings throughout. Homes from that window can carry aluminum branch circuit wiring, and the later end of it can carry polybutylene supply lines. Both are worth identifying early, because either one changes the scope of a kitchen or bathroom significantly. The Sienna side and other newer sections are 1990s onward and need very little systems work; there it is finish upgrades, primary bath conversions, and outdoor living. All of it is slab on grade over expansive clay, which is why we prep substrate and detail movement joints rather than setting tile straight onto a slab and hoping for the best. Permitting depends on whether your address falls inside city limits or in unincorporated Fort Bend County.

The process

The visit starts with establishing what you have. We check the foundation type, look for a crawlspace access, examine the ceiling below if there is one, and tap and probe the floor to distinguish debonded tile from failed framing. Where the source is unclear we test rather than assume — a dye test at the toilet, a flood test on the shower pan, or running the tub overflow.

From there the scope is written for the foundation you actually have, with the unknowns named up front. Work runs in the same broad order regardless: containment, fixtures out, flooring off, open the substrate, stop and review what is exposed, repair framing or concrete, correct the leak source, dry, rebuild the substrate, then finish. The review after demolition is the point where scope gets confirmed, and it should be a conversation rather than an invoice line.

Common questions

Does the ceiling below an upstairs bathroom always have to be opened?

No, but expect it to be a real possibility. It gets opened when we need to reach a joist bay to sister framing, when the extent of the damage cannot be confirmed from above, or when the ceiling itself is already stained and compromised. If we can complete the repair from above, we will. We would rather tell you it might be necessary at the start than surprise you with it.

Will fixing the subfloor stop tile from cracking again?

Only if the crack came from the floor. Cracked tile over a slab is often the slab moving with the seasonal clay beneath it, and no amount of framing work changes that. The answer there is an uncoupling or crack-isolation membrane under the new tile and soft movement joints at the perimeter and at changes of plane, so the floor can move slightly without taking the tile with it.

Our first-floor bathroom is on a slab but the floor moves. What is going on?

Most likely the tile has debonded from the slab or from a mortar bed, which feels like a soft floor and sounds hollow when tapped. Less commonly, a previous remodel built a plywood floor over the slab and that assembly is failing. Either way it is a substrate problem rather than rotted framing, and the repair is unrelated to what you would do in a pier-and-beam house.

How do I know if the crawlspace is contributing?

Look for standing water, exposed damp soil, blocked or missing vents, and rusted or sagging drain lines. Framing that is dark and damp on its underside is telling you the moisture is coming from below rather than from a fixture above. Repairing the floor without addressing that is a temporary fix — the new plywood is in the same environment that consumed the old plywood.
