Why this is different on the Gulf Coast

Every one of those failures gets punished harder on the Gulf Coast. Our ambient humidity means a bathroom that does not actively exhaust simply stays wet between showers, and the wall assemblies never get the dry-out period that carries a bathroom in a drier climate.

The exhaust duct is the marquee local issue. Terminating a bath fan into the attic is common in older Houston housing stock and in some fast-built subdivisions. That humid discharge condenses on the cold air conditioning ductwork running through the attic and drips back through the ceiling. Homeowners call a roofer. The problem is the fan.

Then there is slab movement. Our expansive clay soils swell and shrink through the wet and dry seasons, and a slab-on-grade bathroom floor moves with them. A large-format tile floor bonded rigidly wall to wall, with no perimeter or field movement joints, cracks — and every crack is a path for shower water to reach the subfloor and framing.

Hard water compounds it. Scale builds on shower glass and fixtures, homeowners scrub with harsher chemicals, grout and sealant erode faster, and small openings appear at the joints the water is looking for.

What we actually do

Failure one: waterproofing that stops at the wrong place. Membrane needs continuity — up the walls above the showerhead, across the curb including the top and outer face, and properly tied to the drain assembly. Tile and grout are wear surfaces, not the water barrier. The fix is a continuous sheet or liquid-applied membrane with all corners, changes of plane, and penetrations sealed with the manufacturer’s own bands and sealant, not caulk.

Failure two: standard drywall behind wet-area tile. In a shower, that is cement board, a foam backer board, or an equivalent, over a proper vapor strategy.

Failure three: undersized or badly ducted exhaust. The fan has to be sized to the room and ducted in smooth-wall or short, taut flex to a real exterior termination with a damper. A long, sagging, crushed duct kills the airflow.

Failure four: penetrations. Every anchor for a grab bar, shower door, niche shelf, or shampoo caddy punches through the membrane. Blocking gets installed during framing so fasteners land in wood, and each penetration gets sealed.

Failure five: rigid grout where movement belongs. Changes of plane — wall to floor, inside corners, tile to tub — get a flexible sealant, and large tile floors over a slab get movement joints.

Failure six: porous cabinetry and trim sitting in a humid room with no ventilation running.

What moves the price

Prevention is cheap relative to repair, but there is still real range. The waterproofing system itself is a modest line item; the labor to detail it correctly at curbs, benches, niches, and drains is where the difference sits, and that scales with how complicated the shower geometry is.

Exhaust work varies with how far the duct has to travel and whether a roof or wall termination has to be created. Electrical changes bring permitting.

If we are repairing existing failures rather than building new, the unknown is how far the water traveled. Framing and subfloor replacement, a shared wall with a bedroom on the other side, or a second-floor bathroom over finished ceilings all add scope.

Tile size and pattern change labor meaningfully. Large-format tile needs a flatter substrate, and flattening a moving slab is real work. Costs land in a wide range depending on which of these apply to your bathroom.

Working in Missouri City

Missouri City has two distinct remodeling populations. Quail Valley and the neighborhoods around it are largely 1970s and 1980s — sunken living rooms, wet bars, dark paneling, a primary bath split into a closet-sized shower and a mirrored vanity wall, popcorn ceilings throughout. Homes from that window can carry aluminum branch circuit wiring, and the later end of it can carry polybutylene supply lines. Both are worth identifying early, because either one changes the scope of a kitchen or bathroom significantly. The Sienna side and other newer sections are 1990s onward and need very little systems work; there it is finish upgrades, primary bath conversions, and outdoor living. All of it is slab on grade over expansive clay, which is why we prep substrate and detail movement joints rather than setting tile straight onto a slab and hoping for the best. What to expect

We start by looking at what failed, not just what is stained. That means checking the fan’s actual termination point, reading moisture in framing where we can, examining the shower curb and the tile-to-tub joint, and looking for the movement cracks that tell you the slab is doing its seasonal thing.

You get a written scope separating what is a repair and what is a rebuild. Waterproofing decisions are named in that scope by system, not left as “we’ll waterproof it,” because the details are where these jobs are won.

Common questions

Is a shower niche a leak risk?

It can be, because a niche adds several inside corners, a sloped sill, and a lot of membrane detailing in a spot that receives direct spray. Built correctly, with continuous waterproofing through the box, banded corners, and a sill pitched back into the shower, a niche is fine. Built as an afterthought cut into the wall after tile layout, it leaks.

Does sealing the grout make the shower waterproof?

No. Grout sealer reduces staining and slows absorption. It is not a waterproofing layer, and it wears off. The water barrier lives behind the tile — a membrane or waterproof backer system, continuous and correctly detailed. Any shower relying on grout and sealer for water control is on borrowed time, and in our climate that time is shorter.

My grout is cracking in the shower corners. Is that a real problem?

In the corners, yes — it means rigid grout was used where a flexible sealant belongs. Inside corners, wall-to-floor transitions, and the tile-to-tub joint all move slightly and will crack grout every time. On its own that is a small repair. The concern is how long water has been going through those cracks into the substrate behind.

How do I know if my exhaust fan is actually working?

Hold a square of toilet paper against the grille with the fan running. If it does not hold, you have almost no airflow. Then go into the attic and follow the duct — you are looking for a real termination through the roof or wall with a damper, not a loose end pointed into the attic. Crushed or sagging flex duct is common.
