The same bathroom lighting upgrade behaves like two different jobs depending on when your house was built. In a 1968 home off Memorial or in Oak Forest, the constraint is what is inside the walls: shallow boxes, cloth-jacketed conductors, a panel with no spare spaces, and ceiling texture that predates modern practice. In a 2006 house in Katy or Cypress, the wiring is generally fine and the constraint is layout, because builders installed a functional but uninspired scheme and often ran cans right where you now want a shower or a new mirror. Both are very workable. They just consume time and money in completely different places, and knowing which one you own is most of the planning.

Fulshear housing stock

Fulshear has a small original town and a very large amount of construction built around it, most of it from roughly the 2010s onward. That changes what a remodeler does here. You are rarely chasing cast iron or galvanized pipe; you are upgrading a house that is structurally fine but finished to a builder’s budget. In a newer home the discovery is faster and the design work is longer. We map the existing cans, most of which are on a single switch, and decide which to keep, which to relocate, and which to convert to a retrofit LED module with a better beam and color. We separate vanity from general lighting, add proper light at the mirror, and add a rated fixture in the shower if there is none.

Both paths converge at the same finish: airtight housings sealed at the drywall, dimmers matched to the fixtures, patch, texture, prime, paint, then trim-out and evening dimmer setting.

Local building realities

Housing age changes the moisture story too. Older Houston baths were often built with a single small exhaust fan or none at all, and decades of humidity show up as soft drywall at ceiling corners, blistered paint above the shower, and rusted fan housings. When we open that ceiling for lighting, we frequently find a duct that was never connected to a roof or wall cap and has simply been venting steam into the attic for years. That gets corrected while access exists.

Newer homes usually have a fan, but often one sized to the minimum for the square footage and ducted with a long flex run and several sags. It moves less air than its label suggests. Adding lighting is the right moment to shorten and support that duct.

The attic condition applies to both. Houston attics are hot and humid, and every ceiling penetration is a path. Airtight housings and sealed trims matter more here than in a dry climate, because the consequence is condensation stains rather than just a small energy penalty. In homes in areas with flood history, we also confirm that any bathroom circuit modifications keep device heights consistent with whatever the homeowner chose after prior repairs.

How a project runs

We schedule an initial visit and actually open a box or two with your permission, because guessing about what is in the walls of a fifty-year-old house helps nobody. You get a written scope that separates the certain work from the conditional work, with the conditions stated plainly.

From there: tape the layout on the ceiling and confirm it with you, rough the electrical, arrange inspection where the jurisdiction requires it, then patch, texture, prime, and paint, then trim-out. Permit handling differs between the City of Houston and unincorporated Harris or Fort Bend County, and we tell you which applies to your address.

Cost factors

Age is the dominant variable. In older stock, the cost sits in discovery and correction: replacing boxes, dealing with aluminum branch wiring, adding grounds, sometimes adding a circuit when the panel allows it, and matching a heavy period texture afterward. None of that is visible in the finished room, which is why the invoice can feel disconnected from the result.

In newer stock the cost shifts toward what you can see. Wiring work is quicker, so more of the budget lands in fixtures, dimming quality, and relocating cans into a better layout. Patching is easier because modern textures match readily.

Ceiling access cuts across both. Attic above keeps labor down. A second-floor room above the bath raises it everywhere.

One more honest driver: scope creep in a good way. Once a ceiling is open, replacing an undersized fan, correcting an unconnected duct, or adding a shower light costs a fraction of doing it separately later, and most homeowners choose to include it.

Common questions

Is popcorn ceiling texture a problem?

It can be. Texture applied before the 1980s may contain asbestos, and cutting into it without knowing is the wrong approach. The responsible route is testing a sample first, then handling the material according to what the results show. Plenty of inner-Houston homes still have original ceiling texture, so this comes up regularly and there is a standard way to handle it.

My house is from the early 1970s. Should I be worried about aluminum wiring?

Worried is the wrong word, but it should be identified before work starts. Aluminum branch wiring from that era needs specific connectors and terminations at every device it touches. It is a known condition with established methods, not a reason to avoid the project. What causes problems is not knowing it is there and treating the connections as if they were copper.

Can builder-grade recessed cans be reused?

Often yes. Many can be converted with a retrofit LED module that improves color, beam control, and efficiency without opening the ceiling. Whether that is worth doing depends on where they sit. If the existing layout is the actual problem, retrofitting a bad location just produces better-quality light in the wrong place, and relocating is the more honest answer.

Will you have to repaint my whole ceiling?

Sometimes, and we say so upfront. A patch and texture match can be nearly invisible under flat light and still show under a raking beam, particularly on an aged ceiling where the paint has shifted color. On older textures the safer result is repainting the full ceiling plane. We include it in the scope rather than surprising you with it later.
